realtor的commision是seller给的，是跟你的purchase price有联系的。
试想一下如果是你的话，让你把你赚的钱给别人一半，你会愿意吗？别忘了你还得靠你
的realtor帮你还价呢。。
所以，我觉得让你的realtor得到他该得的，对他好点儿，他也会更用心帮你找好房子
好deal。 换位思考一下。
当然，这是我的个人看法，the decision is yours.

overprice。 在信息时代， 这些东西都是人人可以读懂，拿到的。 信息垄断真是MLS
可笑的地方。 在MLS禁止这禁止那， 还有人这样做， 说明这个东西是多搞笑。 你想
想， 你作loan， 帮人家比来比去， doc不比agent 少。 为啥你不能拿3%？？？
何况市场2005-2006，是个猪头都可以那3%。 不合理， 好的经验多的， 的确可以收3%

lz是那种房子都是自己选的，不要realtor提意见，不要realtor带着（尤其是在城里）
到处看房子的话，那可能找中国的realtor，或者redfin上面的会能要到一些rebate。 |

about 0.1
% for shortsales. If you don't want to be cheated by some Chinese realtors,
then you should use Redfin. Note that Redfin can only submit 1 Shortsale
contract at one time.
If you did you own research, and the agent just opened the door for you and
submitted contract, then you should ask at least 2% back, or pay $1000- $
2000 fixed fee and asked you attorney to put the rebate on HUD to reduce the
sale price. The buyer agent market is competing market, you can
always find an agent to submit the contract. The 2nd option is to use Open
house to see the house, if you are satisfied, then you can decide to choose
Redfin, a Chinese reator(call around for prices), or even use the seller
agent as your dual agent, and ask them to apply the buyer commission to the
repair credit, or reduce the purchase price, or rebate to yourself.
The realtor profession is really unfair to give 2.5% commission to buyer
agent. The opening door agent got nothing, while submitting contract agent
got all 2.5% commissions. It is unfair for those opening door agents,
especially if they did a lot of research for the client. It should be
changed to hourly based professional charge.
If the agent did full service, you may need to even pay the agent to express
thanks if the agent have done a lot. It is totally up to your feeling of
the whole process (House searching is the most important time consuming job.
You need to measure how much time your agent have searched for you.
Secondly, Price Negotiation. you may need to figure how much was saved by
agent's work. Thirdly, After Inspection Negotiation , How much your agent
have saved for you)
