Here is my story and timeline:

Early Jan: Locked the rate(to expire on Mar 9) with a local community bank
and scheduled to settle on Feb 16 (as I told them and GFE indicated on the
item 10, Daily interest charges). Submitted all the required documents.
One week ahead of Feb 16, settling date: received email to ask for some
updated & additional documents which were submitted immediately on the same
day.
On Feb 16: was told the underwriter has been piled with applications and
delay is expected as a result.
Today (Feb 23): called and was told the same.

Three questions on this situation:
1. Does the loan officer have the leverage to push the "underwriter" finish
the final approval faster or it is really out of their control?
2. Does the loan officer has obligation to close the refinance loan within a
time limit?
3. Worst case: what if the loan delay goes beyond the rate lock deadline,
March 9? Anything I can do to prevent this from happening?

mortgage broker 的 问题了，你可以要求 mortgage broker 帮你付 extension fee.

something that can really motivate the loan officers to work on the loan?
I can accept several days delay (despite we have had one month idly waiting)
but one week without clear foreseeable future is discouraging.

我的是 1 月30 日 lock 的，2月 23日 close. Jumbo loan.我没有任何push.感觉一下
就 close!
