In order to get conforming loan (instead of confirming), 20% downpayment is
required. Otherwise you have to pay PMI.
PMI could be cancelled when LTV reaches 80% upon request. It will be
automatically cancelled when it reaches 78%.
If your down payment is just 3.5%, you may be qualified to FHA loan with
both upfront and monthly mortgage insurance.

If you agent shows you this particular house, normally you have to buy it
through this agent only. If the exclusive offer is just for this house, it
is acceptable.
Agent should not ask your upfront fee.

Depending on loan program and LTV, in general, UFMIP <= 2.25%, but you still
have to pay upfront mortgage insurance premium (UFMIP) and annual mutual
mortgage insurance (MMI) premiums.

如果是 90%, 我建议做conventional + PMI
你说收入超了,那应该很快能 remove PMI
FHA 有5 年限制,就是你有钱 pay down,也要继续付 PMI。
或者你考虑做FHA 5 ARM , 放 10% down, 拿下 5 ARM 的 rate, 就算加上 1.1 的PMI 跟 conventional 30 fixed rate 差不多。
好处是,只有 10% 的 down, 而不是conventional loan 要求的 80% 甚至是 75% 的 LTV 要求
坏处是 5 ARM, 利率没保障。
你可以问问你的 agent, 能不能 cover UFMIP, 就算利率高一个点,也要把upfront 的 cost 降下来。 这个跟版上的 nocost 是一个概念。

mortgage insurance.
You can ask Quicken Loan what is the purpose to have your SSN (i.e. credit check).

We bought our house last year and are confused about what could be claimed
in the tax return. The 1098 form only has the point we purchased for the
mortgage and estate tax we paid last year. What about the estate tax we paid
back to the buyer during closing? Should we include it in the tax return?
We have 1% upfront PMI incorporated into the loan, can this be claimed for
the tax return and how much should we claim if we can (15y loan, 1/15 of the

Order appraisal after you choose the bank and lock the rate. Usually
appraisal takes time and lock rate is only for 45/60 days. If seller pays 3
% for close, you will get this 3% at closing. But you have to prepay all
the fees upfront. The bank need to get paid to start mortgages processing
and the seller' 3% is not available until closing, which is really from your
downpayment. Where do you ask the mortgage bank to get the money from now?

negative side: You might not be able to refinance even if you wanted to
after spending time and money for the application. Here is why
1) your appraisal is significantly lower, therefore to refinance, you need
put more money (say e.g. 20k) into equity and borrow less. Note that
appraisal fee is >$400 upfront. So you might throw away $400 if you can't

如果再加州的话,你没有6500剩下。shortsale lienholder要付sller's closing cost
including escrow fee, owner's title insurance, county transfer tax and etc.
还要看卖主有没有欠HOA(lienholder有没有HOA allowance), 谁付HOA upfront fee.
即使是shortsale sold as is,你还是可以try with lienholder for big item
repair credit.不过拿到的可能性很小。
还有就是希望你的lender的appraisal report对你这些没有做完的project没有异议。

今天去Wells Fargo, 讨论如何贷款买一个Short Sale的房子的问题。WF与过去用过的
BAC区别很大,查得特细,而且一定要当场付费查credit score, 差不多花了3小时,才
给了PriorityBuyer preapproval letter,而且还不给我credit report, 只告诉我的
score是 801。
先说一下我的情况,再说WF给的解决方案,大家看看好不好。
我看上了一个 Short Sale 的房子,房子有一个unfinished Addition和毁坏的Deck,
所以没有certificate of Occupancy (CO). 问了很多lenders, 没有CO就贷不到
comforming loan, 除非自己先掏几千刀去修,然后自己申请CO, 这个风险太高.
在与WF讨论了诸多可能后,WF给出了这样的解决方案:
1)申请rate最低的 5-year ARM FHA 203k loan,
2) WF给我2个points, 抵消upfront mortgage insurance的影响,但rate被提到了3.65
%.

贷款投资的回报才是最高,回报率不是net rent/house price 而是net rent/(
downpayment+upfront cost),所以我认为cash 买房投资是很不切实际的,除非你是中
餐馆老板。

Not an expert, but I am guessing your loan requires the establishment of an
escrow account, which will collect property tax on a monthly base, together
with the mortgage payment. Usually they will charge a few months worth of
property tax upfront, depending on where you are in your property tax
payment cycle.
In another word, if this is indeed part of the tax escrow, then it's normal.
Sucks, but that's how it is.

那你rate高就是因为你的loan太小了,lender赚得不多,如果有broker的话commission
就小很多,当然你的rate就会高点。
No, 这么小的loan, 千万别多花钱。我帮你算算, 180K的loan, 15年fix, 2.75%你的
monthly mortgage是 $1222, 3%的话monthly mortgage是 $1243, 一个月能省$21, 你
upfront多付的是$2900, 那要过140个月,也就是12年才持平,首先你这个broker就太
黑了;然后你想想12年啊,以后的钱如果算到present value的就更不值钱了,所以你
应该选择3%的那档。

是15 年 zero closing cost,不是都包括所有要付的费嘛? 她给的钱要用在HUD那个

现在15 YR FIX,如果loan amount在30K和417K之间,rate都可以做到2.5了(with escrow
),一般有escrow account,利率会低0.125,可以找Ivy Mortgage问问,不过他们目前只做
VA,MD,PA,WA这四个州.

15万的loan amount,2.75算不错了,在MD最好也只能做2.625% (Base 150k),如果

FHA的话,很贵,要把那个upfront的1。75%直接打进你的loan里,这个比较狠。你refi

fha如果加上每年1.25%的insurance,那个rate比普通贷款高--同时一开始就要1.75%
upfront insurance。如果你是因为首付比较少考虑用fha,也可以考虑普通的program,
也有down payment只需要5%,甚至3%的program.最后综合比较后,fha不一定占优势。

是房价的5%,也有3%的,3%审查会更严。
closing之后多长refi取决于银行的规定,每个银行不同。大部分银行6个月。
refi的时候一定要选择no closing cost,这样你省下的钱就是单纯的rate减少,没有隐
藏费用。
fha有upfront mortgage insurance of 1.75% of loan amount,也许这是closing cost
高的原因?

As my duty to you I have to let you know that if you did not make an
application yet and did not submit l the docs to your lender- you are
breaching the contract.
(It is the 14th of February. The contract has been signed on the 31st of
January).
You may loose your earnest money for not comliing and the Sellers may put
their house back on the market.

现在好象没有0首付了吧?除非eligible那个啥VA,USDA program。目前听说的最少的
,是走FHA,3.5%的down payment。不过1.75%的upfront,再加1%的mpi,很贵。
