called terminix, I was told the house had termite in 2002, which was 11
years ago.
The seller does not have any document to show what the damage was in 2002.
They just told us the board above the garage was replaced, and the whole
house was treated. Since then no active termite was found.

termite卵。

发帖数: 1098 | 5 在潮湿的Boston，到底有多少房子有termite，这个问题很难统计。有Termite的房子分
两种：（一）Active，就是termite每天按时过来,啃了就走。（二）Inactive，很多年
前闹过，后来被treat，termite被连窝端了；或者没有treat，但termite转战别处了，
房子里只剩下斑驳的damage。
白蚁的检查原理同Mold，Inspection的过程中发现可疑迹象才会找白蚁的专业公司出面
。有的白蚁公司检查这一项本来是free的，可是free的东西它不准时，神出鬼没的，
经常让我们等个大白天。冬天的话我和客人就像两片风中的叶子，冻得瑟瑟发抖。
即使这样，后来也被我们abuse了，再叫不出来人了。
问过一个inspector，Boston到底有多少个房子有白蚁，他说有个buyer在Lexington找
他六次，每个房子都有白蚁，到第六个的时候，他都要哭出了，问buyer，“你让我说
有还是没有？ 有白蚁的话，你不买，下回还要折腾我；没有的话，我没有生意作。”
悲怜他的身世，我提议说：“这样好不好，我让客人每次给你五十元小费，如果有白蚁

loan contingency这一步了。银行要求做Termite Inspection时,发现有evidence of
termites。请问这个问题能有多严重？Treat一下能解决问题吗？要是早发现这个问题
可能就pass这个房子了。现在到了这一步实在是有点纠结。还是蛮喜欢这个房子的。还

子的seller agent 要求做的Termite service 没付钱。没有说我要付，但是引用了些
法律条文说什么会在房子上加lien什么的。我买房子时，contract上根本没提termite
谁付钱，seller agent给了termite处理的report,证明房子已经没Termite,根本没想到
他们居然没付钱。想请问一下，这种情况，万一对方真的不付钱，我怎么办？会在房子

房子附近没有任何水源，location非常好，在一个新建的community的最中央，门前是
play ground，后面是小区的其他房子。
我们在做inspection，based on my research，一般的公室都提供基本的inspection，
报价也是基本service的报价，然后termite，radon都是另外算的。
buyer agent给我们推荐一个人，报价就保函了termite的报价，然后我说不要termite
，要他们把75刀剪掉，他们说没有discount，要，和不要都一样。
如果hire自己找的不加termite，比agent推荐的便宜，如果hire自己找的加termite，
比agent的推荐的贵。怎么恩办？ |

好像有termite的大多是南部，东部的州？
我看到目前有2种公司，1种是1开始就收500-1000块的treament fee(看房子大小)，然
后每年有个annual fee(大概150,什么都不做，就是检查一下). warranty是5-10年（自
treatment开始算，各公司不同). 如果出现termite，就免费再次treatment，外加赔偿
damage（有些公司）。
还有一种公司是，每年也是150左右，检查一下。如果有termite，就免费treat，一般
不cover损坏的赔偿。 就相当于花钱买个所谓的保险。但是毕竟一开始没有treatment
，所以，termite随时都有可能。
哪种比较好？有没有推荐的公司？ |

the termite report.
I have collected termite sample in a clear plastic bag and took some
pictures. I also ask the termite company to come take a look tomorrow.

，然后告诉我，他没发现活的TERMITE，这是有的木头有TERMITE DAMAGE，以前可能以
前发现TERMITE，做过了SOIL TREATMENT。 然后到门口台阶的地方，帮我找到了，做
SOIL TREATMENT在水泥台阶上打的孔。
他建议我，等我铺地板的时候，把SUBFOOR打开，这样可以看到到底有多少DAMAGE，修
也容易， 而且可以看看，有没有活的TERMITE。

到目前看到所有inspection report里关于termite的部分
都说处理的方法就是杀白蚁
从来没看过说蛀到要整个梁或是某根foundation的木头要整个换掉
请问是我看过的房不够多 还是termite一般不会到如此serious
还是这根本算是inspection的limitation??

子雨后偶然翻开stump旁的小石头, 发现里面爬着termite. 现在想找人将stump磨掉,

seller做的Termite Inspecation说阁楼和detached garrage有白蚁，然后只需$550就
可以处理了。而其他地方都没有termites.
但我自己看房子的时候发现楼梯墙有很小的洞，里面不时也能爬出3,5只蚂蚁，看着就
是一般的小蚂蚁。
请问这些小蚂蚁都不算Termite？ 不用处理吗？ 谢谢。 |

termite inspection，就写了个yes。打电话给这家inspector，没有发现做过
treatment。同时也找人做了termites inspection，目前没有termite的迹象。虚惊一
场。不过也提醒大家termite的预报是长期的，至少得每年请人来看一下比较好。 |

到卖家的counter，其中一项要求close of escrow由45天改成30天，另一项要求
exclude termite report and WPA(也是和termite相关的)。
现在问题来了，卖家知道现在房市比较火所以要求termite waiver，我们作为买家虽然
想要这个房子，但是不知道这个waiver的风险大不大，另外就是如果inspection真发现
了termite，要做treatment，30天closing的时间会不会对我们买家不利。

认识的， 有多少比例的是住进去前要tent的？
termites喜欢潮湿，所以一般来说在三叠国靠水近的termites的问题多一点。其次就是
water damage. 所以留心下drywall， ceiling有没有patch的痕迹。墙根是不是湿气
重。自己没把握的话， 找termite inspector是少不了的。 |

公司几次寄了账单来，我每次都跟他商量，可他就是不愿意交钱，这样拖了好几个月，
我好容易说服他去联系，结果人家说我们的帐户拖了太久，已经被deactivate了。然后
就是各种扯皮，最后不了了之。
我心里挺着急的，这个房子２００５年的，之前的记录都挺好的，买房子检查也没有发
现白蚁。我很怕到我们手里没有白蚁control，到时候如果房子有了白蚁，房子就会很

要是我，就先做FUMIGATION，把现有的白蚁赶紧先杀光了，再慢慢做修理。新换上去的
木头，为什么也要杀白蚁呢？另外，先修后杀，岂不是让新的木头成了白蚁们的最后
的晚餐？(那些SECTION 1要修的地方，恰恰是白蚁最多最活跃的地方！)

Swarm最好保留下
来鉴定一下是那一类白蚁，一般来讲美国主要是subterranean termite 和 drywood
termite。
前者危害比较大，但是前者需要有潮湿地下的巢穴，所以pest controller 才会检查你
的房子边缘有
没有mud tunnel。但是mud tunnel也不一定在房子边缘，也可能在隐蔽的缝隙和房子地
基和下水管
道的连接处。你问问他两年$1600的处理费用包括什么？如果只是房子周围加barrier和
bait那么你自
己也可以搞而且应该比他干的好。因为我最近在自家花园地里发现subterranean
termite所以正在
准备自己防治。

后让seller清理一下。大家还有什么好的建议？另外，去除白蚁有什么不同的solution
吗？有比较好的inspector推荐吗？
检查结果：

Recommendation: Chemically treat visible and accessible areas of dry-wood
termites to control infestations. Remove or cover pellets. |

发帖数: 79 | 48 买了一些药水想在房子周围打一些洞，灌进去杀subterranean termites。但是发现自
己的房子周围不是土地而是水泥地。请问大家，我应该水泥地以外的土地上打洞灌药水
还是把水泥地凿个洞依着房子灌药水？再或者我到foundation里去凿洞灌药。
找了个termite control公司沽价，说整个屋子杀subterranean termites要1200刀。觉
得太贵了，就自己买了一些药水，想省些银子。

蚂蚁。 用超市买的蚂蚁药治了，后来蚂蚁和termites都没有了。今年到现在还没再出
现。 现在要搬到sfh了，termites会跟着我们搬过去吗？对我们的家具衣物什么的，
需要什么处理吗？ |
