let me sign several lender-related document during the settlement last week.
They urgently asked me to sign these documents.
I do not know what consequences this not-signing can lead to. Anyway, the
settlement was over, I handed in the settlement check, all other parties got
their checks from the settlement company.

05/05/2017他们寄出第二张settlement check，VOID after 180 days，因为我当时人
在中国，没有去兑现。最近我回到美国了，发现了这张支票，打他们的电话1-866-565-
7718.被告知已经VOID的支票不再补发，而且因为我没有兑现第二张settlement check
，自动失去了领取今年2月15日最后final settlement check的资格了。
他们这样做有法律根据么？是行业惯例么？
急盼赐教！

买了新盖的房子，owner builder(主人自己找建筑商盖，然后卖的），开放时有些活还
没有完工，如花园喷泉，后院门，外墙窗户漆等，sales当时说会在交接时都完工，
现在二个多月过去了，离settlement 就十天了，又取消了定的星期六 final
inspection，因为房子有的活还没有完工，说在 settlement data之前三天再让我
final inspection,
我的银行手续贷款等都已准备就续，因为是新房，肯定会有些问题，只给我提前三天做
最后的检验也不合理，但活没有完我也没有办法，按道理说，如果final inspection还
有不合理的地方，我是否该推迟 settlement，先不付款，直到他们做完合理，但
sales跟我说：先按原定 settlement 转帐给钱，其中 withhold 10%定金，直到活都做
完。
怎么办能保障我的利益，又不搞僵关系，毕竟新房可能有点修修补补的问题还要找对方
来的，请大家给点意见 |

收到的钱分发给相关各方，比如seller，title company，bank等等。
一般如果律师负责settlement，这个fee可能会包含在律师费里。title公司负责
settlement的话，会有这项收费。在NJ，一般title公司收$300。escrow公司负责的话
，也会有这项收费。
按理说这个费用不关broker的事。 |

Forclose之后还欠银行5千。这个settlement 出来之前银行还是有权利要求那5千的。
但现在不能要了。并不是说现在银行掏腰包要每人返5千。好似银行亏了5千，实际上银
行那5千本来也拿不到。Settlement里又说我以后不能再告银行了。因此有些州觉得不
满。
基本上通过是对银行利好。但利好有限。 |

settlement那里会把律师费写在上面，如果是title公司，一般charge 300多刀。律师
费另算。
LZ最好make sure到底是哪方负责settlement。
如果是个Quote的话，很可能是title公司预计会发生的事情，并不一定是真的有这个
charge。
问问清楚吧。 |

他们给的价钱太高，我在别家公司做了quote就让他们给match了。
然后这么长时间了，也没见他们联系过我，只在最初match 价格的时候给过一个很简单
的hud-1，然后什么东西也没跟我要，我问要不要ractified contract，他们说已经跟
loan agent要好了。
