offer，出offer的时候也签了个雇佣buyer agent的合同，但那次的offer被拒了。现在
看上了一个sell by owner的房子，如果要买这个房子可以不用我们请的buyer agent么
？上次签的雇佣合同对这次出offer有影响么？还有，买sell by owner的房子，是不
是要请律师写合同，转title之类的啊？是买卖双方各自都要请律师么？还是只要一方
请律师就可以了呢？

估计实际成交价格比这更低了。
老婆还想留着这房子，认为卖了亏大了。但是出租的话每个月还要亏损500块左右。而
且在国内也不好操作.
我的选择是卖掉. 觉得自己卖不划算，除了要倒找银行钱外，还要付agent fee什么的
。所以在考虑Short Sell。 如果版上各位有什么建议，或者知道Short Sell如果操作

Assume I bought a home for $1M, and I live here for 20 years.
The chances are, the home will be worth about $5M then.
Then I need to file tax on the $4M gain if I sell it? Even with exclusion($
500k), I still need to file $3.5M gain?
I mean, the tax code does not care about the inflation at all?
Is there a time frame say that living there for over 10 years do not need to
pay tax on home sale gain?

卖家是代理还SELL-BY-OWNER才不正常. 她通过正常的MLS来卖,实际只需要一般人一半
的费用(付给BUYER代理的佣金).只所以SELL-BY-OWNER,她连BUYER AGENT这一半的费用
也不愿意出.
BUYER通过BUYER AGENT的买房,自己不用付EXTRA MONEY,因为BUYER AGENT的佣金是
SELLER来付的. 有的地区(如湾区)BUYER AGENT还可以REBATE佣金的一部分给BUYER.
BUYER AGENT为了客源就要在意自己的REPUTATION,一般会帮BUYER把把关,提供自己的
OPINIONS. 当然决策还需要BUYER自己决策, AGENT必须服从BUYER的决策.
关于律师,不是所有的地方都通过律师来过户. 加州的房地产交易就不涉及律师.第三方
ESCROW负责过户. 只有涉及法律纠纷打官司了,律师才登场.

SELL-BY-OWNER, SELLER不出AGENT的钱,所以要用BUYER AGENT, BUYER得掏腰包. 所以
SELL-BY-OWNER不是帮BUYER省钱. 如果BUYER和SELLER有对等的房地产知识, 其实无所
谓.如果双方知识不对等(SELLER是AGENT), BUYER最好有专业人事(律师/AGENT)保护自

后来住在里面很好， 他们家是真的换大房子， 本身house 馆的不错。
所你要有自己认可的价位， 我真的觉得agent没有必要， 后来我又出offer买过几次房
通过agent， 真的是不给力， 一个房子我很喜欢， 冬天才4个人出offer， 我出51万
， 最后网上成交价是50.1万。 还有一个我要1.5万修理费， agent说肯定把sellor吓
跑不行， 我想了想告诉她，吓跑我就不要了。 拿到。 对每一片小区agent没有你研究

You are being modest. I haven't done any S&P short straddles yet, at least
not on a consistent basis. My primary targets are biotech with >90% of FDA
approval. Due to their nature, biotechs have a very high volatility which
is conducive to option selling. I typically sell 4-5 months out and close
my position before FDA decision. Have been pretty successful with this.
Care to elaborate on your experience with your approach? |

You bot 10 options. To make a profit, you sell to close today.

if holders don't really want to sell at $25, then he/she may consider
writing a short term cover to forced a sell at $26, 27 or 28. I think FAS
going above $30 is slim for the rest of the year, that's why I support the
idea of dumping half at $25. My main idea is exist half at $25, and all at $
30 for the rest of the year.
