Read my closing estimate carefully again and found an interesting thing: the
selling agent took more than the listing agent?! And the total commission
is not 6%, but something like 5.5% with the asset management took 1% and the
listing agent took only 2%. The share for the selling agent is the largest,
2.5%. Is this common? Before, I thought both side should take 3% or equal
share.

Normally, the selling agent and listing agent is same person/company.

一般是 selling (代表买方)和 listing(代表卖方) 各一半。
你的情况可能 asset management和listing agent 属同一公司,或是关系(“
affiliated”)机构。偶尔卖方急着脱手,也会愿意支付买方 agent稍多的佣金,不过
这种情况不多见。

我的agent 跟我说我现在看的这个房子她的commission 是3.5% , 这是什么情况?(
我原来的理解一般commission 5-6%, buyer 和 liting agent 对半分,但是buyer
agent 居然拿到的要多一点。说明卖方是急着想出手吗?

It is very common. Seller agents have huge pressure to sell the house,
especially before the listing agreement expires. He/she may reduce his/her
commission to help reaching the deal. Listing agent will loose the house if
it is not sold in the agreedtime period.

listing agent很少会比selling agent拿的少,当然大部分的情况下是平分commission
的.

It is still common to have 5-6% in total, split between buyer agent and
seller agent.

每个listing的情况都可能不一样的!每个listing会列出来怎么分,如果给buyer's
agent的少,可能buyer agent都不会告诉你这个房子、或者给你负面的影响。我还见过
listing出来,说要求buyer要自己付buyer's agent commission的。。。。
