我家昨天被邻居flooding波及, 一楼地毯和家具全毁(说是有污染, 要求全扔),
这周全家住旅馆。在保险业近三年, 没想自己需要向自己公司索赔renter insurance.
很多网友们可能有索赔auto insurance的经验, 但索赔renter insurance的估计很少
。所以这几天有空, 我会写个亲身经历过程, 分享经验。希望拿到更多包子。

1800/month is lower than renting, but you have to put 20% down, that's a lot
of cash up front.
and you have to prepare that you can't take the $$ out in 5--10 years.

软件填的有时候会出问题,到时候被罚款就惨了。
千老的工资(没有小孩)应该不能quanlify
Earned income credit (Fed tax)和renter's credit (CA)。
至少我从来没拿到过。

如果是condo/apartment, 首先是找HOA. HOA master insurance usually covers the
walls and internal structure, 但不cover personal properties. Carpet属于
personal property. 如果HOA不cover,或者没有全部cover, 那么if he owns这个
condo,那ta应该是买了HO-6 home insurance的,就用HO6的coverage来cover,那个是
包括了both structures and personal properties的。 If he rents ,and if his
landlord买了rental insurance, owner's rental insurance should cover walls
and structures and all that, but will not cover tenant's personal stuff, 那

有需要什么注意事项吗?是一次签2-3年还是每年续租比较好?
我想到的是要求renter insurance,要求租客自己灯泡什么的,其他空调什么的如果坏
了是否也可以在合同中写明要求租客自己修自己出钱?还是我要找人修?

Why would you be a landlord of a 50W house collecting ~1800/month.

According to the contract law, after knowing the rescindment, the landlord
had the duty to mitigate the lost. It would be the landlord's burden to find
the next renter. The guy might be able to get some of his $900 back. I
personally would just notify and walk away, although I would suggest the
renter at the issue not to do it. |

地方还车时不需要我交任何费用。不知道实验室有没有买任何的保险,只知道实验室的
人出差都租enterprise公司的车。
刚刚看了合同,发现选择的是“renter declines opitional collision damage
waiver and assumes damage responsibility”; "renter declines opitional
personal accident insurance/personal effects coverage" 等等。
刚来美国不久,不清楚相应政策。查了网上信息,也乱七八糟,所以来这里求助。

Hertz租了一辆SUV,打算和我老婆两人轮流开,信用卡持卡人是我的名字。我本人去
counter取车,Rental Agreement上只有我作为Renter的名字,没有我老婆作为
Authorized Additional Driver的信息。当时由于知道Hertz Gold Member的Spouse自
动会成为Authorized Additional Driver, 所以也没有担心。租车LDW/CDW保险方面没
有用Hertz的,而是走UA的primary,或者自己的AAA。
后来老婆驾驶的时候出事故了,责任属于我方。事后马上给AAA和UA那边报告的情况。
自己的AAA保险会负责第三方Liability,但是准备通过UA信用卡的primary LDW/CDW去
支付Hertz的修车等费用时遇到了问题。问题围绕如何向VISA证明我老婆是Hertz

but, I know that's not what you are looking for:) you need to ask for
additional coverage for your camera equipment.
ask your auto insurance company. generally it's cheaper if you buy renter's
insurance from your auto insurer.
again, it's all depends on your equipment.

然后政府向保险公司提供资金来维持这个保险运行。政府可以通过向没有枪的人征收安
全保护费来获得资金。如果有property的没有枪的直接在property tax里面收,住
apartment的加在renter's insurance里面,然后要求每个住apartment的人都要买
renter's insurance.
这个做法好处很多。首先提高了枪支控制,有枪的人需要每年申报枪支数量,由于保险
额度低,所以隐报不报的可能很低。同时保险公司和政府收入都有所提高。没有枪的人
看上去吃亏,其实自身的安全得到了更多保障,而且由于这个税收不是单列项目,所以
大部分缴税的人不会意识到,即使意识到,也可以通过合法拥有枪支来合法避税,所以
并不吃亏。公寓楼和出租房的业者的利益也得到了更多保证,也会支持。 |

1.关于loss of use, 他们说,Renter is liable for any damage to or loss of use
of the Vehicle for any reason.
我的信用卡公司因为材料不全拒绝付loss of use,这句话是否有效力说我应该付.我能
不能以同样理由拒绝.
2.关于loss of market value. 他们说,the renter is responsible for any loss of
market value if Fox discretion deems a vehicle unrepairable and sells it as
such.
这个是不是说只有unrepairable我才付loss of market value.

I'd happily forgo the deposit, which is very little, but they wouldn't be so
silly, they will sue me for the remaining rent of 8 months, if I allow them
to try to re-rent for the ridiculous price of 200$+original price and it
never rents out.

所谓平均,就是相当于一个人,83%的时间住自己的房子,17%的时间租房
这样算出来花在自己房子上的开销是9329,租房花了1752,还有其他开销,总共花了
12097,加上untility等,在房子上开销是20974,收入是85829,占多大比重?
然后你还得注意到,只算了mortage interest and charges这些,房贷的principle部
分没算,这部分相当于投资,不算成消费

seller did not disclose the fact that there is a Renter living in the house
