首先声明本人不是Agent。这几年搞了几套投资房玩,对NJ地产界也有一些了解。
1. 一般在NJ,卖一次房子,Agent Fee是5-6% (一般是5%)。就是说,卖一次一百万
的房子,会有5万的钱到经纪的手里。买方经纪一半,卖方经纪一半。所以两个经纪各
拿2.5万。是不是物有所值,大家仁者见仁,智者见智。
2. 如果在大的经纪公司(Broker), weichert, remax, century21之类的,公司会要把
经纪的2.5万分走40%左右,经纪自己只能留大半。(大牌经纪一般可以留多一些。)所
以到每个经纪自己手里会有1.5万左右。这是多年以来形成的传统。
3. 在新泽西,2009年以前法律是不允许broker 给 rebate的,但是在金融危机下房地
产交易完全干涸,旧的体系不能适应,所以2009年通过法律允许回扣。在这种情况下,
有一些broker开始给回扣吸引客户。

一般像gold street,simth's 对面等aprartment一室一厅的在600左右,包水电,洗衣房在外面。其他地方2室一厅的800-1100不等,一般含有洗碗机和洗烘衣机

Independence的房子和环境还可以,学区在中等偏上.但如果有上学年纪的孩子,通常
我们中国人不会太满足于中等学区,而且要考虑小孩子afterschool,中文学校,各类才
艺班的需求,住在中国人相对密集点的区还是方便很多的。
在downtown工作的话,可以优先考虑西边westlake,rockyriver,南边的brecksville
学区,东边beachwood, orange, solon 学区稍远,看自己的承受能力了。
