agent urge 我们出listing rice，有如下理由
1. 同一小区有一个稍小点的房子 11 月份房子的成交价比这个看重的房子低5000.
2. 这个房子本身是short sale。lisitng price比卖主欠银行的钱高
23000。 Agent 觉得加上commission， listing price很合理。另外，觉得如果要银行赶紧批， 出listing price 会快一点。 我们。比较想赶
紧敲定。现在租房lease快到期了。 虽然可以续约， 但是租金每个月2000， 比较心疼。
3. 另外有一家人已经看了这个房子2次， 下星期准备看第三次了。 存在竞争问题。
大家分析一下， 要不要出全价呀。 我们第一次买房， 一点经验也没有。 不知道会不
会被agent 忽悠。
看了别人的帖子， 很多人说initial offer 应该出listing price 的90%。 有没有高
手出来指点一下。在线等， 明天就要出offer了。感觉我们犯了个错误， 让agent 觉得我们台喜欢这个房子了。

price. one advantage of a low listing price is to attract buyers. as you
see there were a lot of buyers touring the house already. and if you get
multiple offers, you can start a bidding war and select the highest offer.

discover的是90天内记得，但我还没试过所以我不能给你data point
amex没有price match。用return来实现price match是有风险的。一个人频繁price
