2014 Dodge Grand Caravan
2月份买的新车，开了5500mile开始出问题（我以为买新车省心，没想到更费心）
第一次出问题症状：
高速40迈速度行驶中，突然油门踩到底车子都没动力，方向盘锁住几乎打不动，车子惯
性前进，很用力打方向盘才迫使车子停在了紧急车道。然后直接拖到了dealer那。当时
吓了个半死，没想过试图重新启动车子。（后来dealer的报告上说车子拖到dealer后，
他们发现车子能正常点火和行驶，没法duplicate问题，但是看到气缸miss fire的
error code）
对应dealer诊断和修理：
发现4号气缸miss fire的error code，检修发现气缸header一器件非正常磨损，换了该
器件，告诉我修好了

问几个问题，做好准备。我租房的中介网上差评很多，几千块押金一分不退的时有发生。
我在这个房子里住了一年，是prviate suite，四间独立bedroom带bathroom，客厅和厨
房公用。合同是单独签的。去年搬进来的时候非常急，看房当天就搬进来，看房的时候
看到bedroom有点积灰，地上有些死虫子，带我参观的人说屋子还没有professional
cleaned。但是我打算搬进来以后，立马改口说已经clean过的。当时拍了几张照片，给
他们看，他们不看。照片还保存着。厨房和客厅搬来的时候就很脏，因为住着一个老印
，一个伊拉克大妈。当时中介说我不用负责公用部分的卫生，但是其实只是口头说，后
来发现lease里明确写着中介清理公用部分我们四个房客都要分摊费用。
一年里面中介打扫过一次公用部分，粉刷过一次公用部分的墙，过来修过几次公用的洗
衣机（我搬来之前就坏了，当时隐瞒了这点，一直修了3个月，在我们的坚持下终于给
换了个新的），修过一次暖气。

有人说轰七八拢加起来，大致等于房子一年的property tax。不知道准不准。
（１）律师费
（２）银行贷款origination fee（也就一千以下）
（３）title company 的费用（这到底要多少钱真不明白）
（４）房屋保险（反正要出）
（５）纽约还有银行律师费
（６）有的银行要求一个月到三个月的payment放在独立帐户里
（７）有的银行要求三个月到半年的property tax放在独立帐户里
麻烦指点！一百万的房子多少万能够把closing fee搞定？我没有一百万，只是打个比

我觉得一般的inspector都不会故意去隐瞒重要的隐患，其实agent也希望知道这个房子
的真正情况。有的时候是owner撒谎，或者是listing agent帮着隐瞒。
有的inspector会直接略过很小的问题，有的inspector会把一些小问题说的很严重，这
也没有必要。你可以准备一个很详细的有问题的list，一个个的去问inspector或者
listing agent。一般你问到了，他们就不能撒谎，如果你不问，他们就不提。我们要
买的那个房子的油桶就是让我们给问出来的。
但是你们是apt/townhouse，又是90后的新房。应该问题不大了。 |

去年家里买房子，当时也请了home inspector做了检查，但没有发现什么问题，所以后
来就买了。
房子的背景是80年的房子，第一任住了十几年，第二个房主住了二十几年，我们是第三
任。
圣诞期间准备利用假期自己把地下室地毯换成地板，所以就拿掉了地毯，发现水泥地上
有不少裂缝，其中一条在大约中间位置纵贯整个房子两头。我这才发现，原来一侧的地
一直在下沉，前房主（估计应该是第二任）在半侧地的上面用水泥浇平了，后来这半侧
继续沉降，又产生裂缝了。他后来做的水泥也和原来的地板有些分离了。问题是，这样
的做法没有解决原因，只是解决了表面问题，而后还在继续沉降。现在又造成一些别的
问题。不知道前任是不是为了卖房子提前做的掩盖。知道这个情况之后，我在家里的墙
角门窗附近都看到了cracks被补的痕迹，当然还有一些没有补。而且baseboard和地毯
之间也有一个大缝隙明显可见。前一阵子请了几家contractor来估价，他们觉得问题比
较严重，包括整个那一侧的地基和墙。花费会非常夸张。建议我先找工程师，并且考虑

你可以读一下上面的条款,看看有没有什么情况.
另外我提醒你一下,虽然我不清楚NYL的佣金付给制度,可是我手头上卖出去的保单,保险
公司是这样付我佣金的:
假设你母亲一年的保费是$3000,而她选择每年付一次,那么在买保单的时候,她已经付了
$3000的话,如果这份保单,保险公司给我(经纪)的佣金比率是100%的话,那我这$3000的
佣金,基本上是非常快就到手.而你母亲从第二年开始,即使继续给保险公司付保费,经纪
这边也不会有佣金了(也就是说,我们只收第一年的佣金,之后怎样,就不关我们事了).
如果你母亲一年的保费是$3000,但她选择半年一付,也就是说她现在已经付了$1500的保
费,假设佣金比率还是100%,那作为经纪,在保单生效后,我收到$1500的佣金,另外的佣金

我想打算给我妈妈买份纽约人寿保险，不到60岁，比较感兴趣的是这种险种：
每个月交$250,一直交到我妈去世为止，到时除了把你每年交的这些前如数退还，还可
以额外得50万刀，就是没有现金值在里面，你交多少就会退多少给你。我妈现在没有身
份，探亲过来的。纽约人寿险说只要入保险时在美国就可以买，不限身份。
我买这个目的是想到时我女儿成人时可以给她用来上学，或者成家用。
请教各位，这种险种合适么？有没有更好险种？
