example, we have 2 ipods,1 pad, 8 desktops at home. One of the ipod has a
little black dot on the screen, he bought Andriod nexus 10 last December
without telling me. He also likes to buy expensive pants and shoes around
100$ each pair himself. He always think he is rich and he deserves good
stuff. He earns around 80k per year, I earn 60k, we have two kids and one

月底就要回国了, 请教怎样拿回在money market的401k?
我现在H1B 身份, 已经和公司讲了辞职, 今年一月底离开公司。
401k里,钱不多, $4000左右属于自己的。全部都在money market。我将在citibank保
留checking/saving account 。 我想把钱拿在手上,如果不能现在拿到手,最晚一两
年内,也要把钱拿在手上。
请教大家怎样操作。
我刚刚去了citibank,被告知应该在辞职后直接从401k里把钱拿出来,存到citibank
checking account。 我理解2009年我才上了一个月班,加上这$4000 的401k,2009年
的税不算什么。Penalty 总是交了就是。 是不是这样一来直接从401k里把钱拿出来比
开IRA roller over要好些。 我不想管理投资。
可是,我H1B 身份,辞职后会一两天内立即离开美国。我怎么操作???感到很无助。
请大家帮忙出主意。非常感谢。

The commission fee for stocks buy/sell is high in fidelity. I heard that
Scottrade has a flat commision fee $7. I have some money in fidelity for
Roth IRA and would like to transfer money from fidelity to Scottrade. I do
not have an account at Scottrade yet. What is the procedure? Thanks in

loss of 3-4% per year. it is about total -25% loss, close to my level.
the reason of poor performance compared to S&P 500 is that largest part of
my money was put in during 2007 after I decided that house is bubble and not

1.从money中导出51个account (30min)
2.将51个account导入GnuCash (30min)
3.重新整理active,dormant,closed, banking, investment account (30min)
4.重新整理categories (30min)
5.read manual for online quota (15min)
结论:
1. "categories as accounts" really slow things down
2. horrible support for other currency (CNY)
3. need to install active perl for online quota (extra work)
4. horrible customized report
5. horrible GUI

西之后,在fidelity上简单查了查,有几个问题请教:
比如我刚才看到的这两个MMF
Yield Exp Ratio Net Yield
Fidelity Treasury Only MMF 0.01% 0.42% -0.41%
Fidelity Institutional MM Prime 0.14% 0.18% -0.04%
这么一看,short term MMF的yield还赶不上Expense ratio,那投资这个不是会lose
money吗。。

已经把原来401k账上已经有的基金和 bond放到money market了。准备把将来要到401k

不好意思我刚工作不久问的问题很小白。指点一下,我下周也打电话问问。
我第一份工作两年不到最近刚跳槽,前公司的401k要处理。因为公司match的钱没有
vest 所以其实很少一万不到。
本来想着就rollover到现在公司的401k或者roth 401k。
昨天去银行开savings account,banker听说我刚换工作,而且半年后要买房子,说你
的401k可以rollover到我们moneymarket来啊,这样没有penalty,半年后你还可以拿来
买房子,到时候按2016年的税率扣税。
回来网上google,有money market account 和money market fund,也没查到怎么取出
来用,费用什么的。
有熟悉的人指教一下,rollover到moneymarket可不可行?半年后我真的可以取出来买
房子?能不能rollover后今年从moneymarket cash out出来(因为我明年的税率会比今
年高很多)?

可我怎么觉得earnest 钱就象押金一样,到时也可以算到房价里的,broker结果根
本就是把我们出的价加上earnest money。
还总跟我们讨论每月付得钱,你以后的水电费,你还可以得到tax return的钱,
那earnest money我觉得是不是应该到我们的escrow帐户里,对吗?

所以我们两个人在title上但是只有我一个人在loan上
现在的问题是 除了自己付首付 我也需要bf的钱
loan officer建议我从bf那里拿gift money
可以gift money只有relative 或者 spouse才可以给
而且每年只能给13000或者以下才能免税
我需要bf给我多于13000
除了让父母从国内付钱之外 还有什么其他办法啊

all your information is wrong.
if the gifter is a US resident, he/she could give out $13K to 1 person/yr
without reporting this to the US. If the amount is greater than $13K per
person, he/she would have to report it, but still no tax due until the total
amount he/she gives in his/her lifetime exceeds $3.5 mil or 5 mil, i forgot
the exact number.
If the gifter is not a US resident, then there would not be any issue at all

1000块钱earnest money is not a lot comparing to the price of the house. But
usually you don't need to give the money to the seller. Write a check to
your agent company and only gives him/her a copy of the check to attach to
the offer sent to the seller.

I placed an offer for a condo and is now in the middle of financing. But the
seller increased the HOA fee suddenly and I want to back out from the
contract now. I have a large amount of earnest money held by the seller and
want to get it back. The financial contigency period has already passed. I
wonder if there is any other way to back out from the contract and get my
earnest money back.

made an offer 1.5 month ago, put 2.5k Earnest Money down and spent about $
700 for inspection. The house is supposed to close 1.5 week ago, but the
title insurance made two mistakes so the close was delayed. The day before
my husband went out of country on business travel, we re-signed all the docs
for the second time and we asked the title insurance person to double check
to make sure everything is good. But still there is one signature missing..

Yea but you can still have power attorney right? which you dont
If your earnest money is in an account which seller/seller agent controls,
you have 0 chance to get it back. Yes the title company makes mistakes but
if you have agent, he should have found out that problem long time ago, and
correct it and before your husband leaves, he would already set up power
attorney for you in case his signature is needed at any point.

Thank you. Yes,it is earnest money.My agent insisted us to put 10% instead of
5% in escrow account. He said it is the norm in New York State. I am not sure.
He said the contract will make sure that we can get this money back if we
cannot get the loan. he said if we want to change this to 5% now, it might
make the seller question our financial capability and does not want to sign the
contract with us.

看了个房子,因为当时看房的时候发现该小区没什么人家有fence,所以心存疑虑,怕有
什么规定不让fencing。Agent也不清楚,但是说可以先谈offer,她和seller agent再去
问。
于是就在contract上加上了一条Seller to provide neighbourhood bylaw for buyer'
s review in 3 business days.
现在offer谈好了,contract也签了,earnest money也交了。然后seller agent回复说
问了开发商,小区原来有hoa,现在没了,但是如果fence的话要小区所有居民签字同意
。所以我们想放弃了。Agent写了release过来,理由是review bylaw no fensing
allowed。我们签了本来以为也就没事了。谁想Seller拒绝签,还态度强硬。说不是他
们的责任。还声称拒绝退earnest money。
因为还有inspection contingency。Inspection还没有做,我们也不想浪费钱去做

最近看上了一个房子,并且出了第一个offer。
今天收到卖家的counteroffer。除了价格上面的问题之外,卖家还针对我们提出的
Earnest Money条款添加了如下的规定:“Buyer shall deposit additional earnest
money of $2500.00 with escrow agent within 20 days after the effective date
of this contract.”请问大家,卖家在counteroffer中的这种要求是正常的吗?我们
是否应该就此与卖家讨价还价,还是专注于房子的价格本身呢?

Agent说可以,但是刚才在网上看,突然发现这么一段:
"If you are requesting return of earnest money due to Finance Contingency,
this is rarely covered under unilateral rescission rights. That is why you
want to be sure you are approved for the mortgage before making an offer.

Sorry I cannot type in Chinese.
The new house is still under construction. In the seller's offer letter,
they said the earnest money was not refundable (~5000). In our counter
letter, we request that it should be refundable subject to financing and
inspection but the seller did not agree with us. Our buyer agent also told
us for a new house this is normal.

这个条款比较霸王,我们买过两次新房,没有碰到过这样的条款。earnest money一般
是refundable如果是因为appraisal或者是loan过不了,inspection contigency也可以
把earnest money拿回来的。就我所知,如果是买家家里出了事情影响到downpay, 比较
nice的builder也会退钱,。

买房子真是不顺利,合同签到10月18号close,当时由于贷款没搞定,所以seller同意
把合同延续到10月30日。现在看来,10月30日还是close不了。因为种种原因,还得需
要20天,loan officer和seller也谈过了。
现在seller通知我说,从11月1日起,每天得付给他50刀来cover他的成本(他本人也是
owner),并且要求我现在就得把ernest money release给他--这我当然不会答应。
现在的问题是,如果双方谈不拢,任由合同自然过期,那么我能否把ernest money要回
来?另外,有什么可以限制seller的?我的agent告诉我说,如果我不签字通知title
company终止合同的话, 卖家是不能再把房子放出来重新卖的,所以我们也不用太怕他
。可是我现在对agent有点不太相信了,因为以前有几件事情发现他其实不是特别清楚。
请大家帮忙出出主意!

这和每个AGENT要求不一样。记得以前租APT也是,DEPOSIT要MONEY ORDER。
没几块钱的事情,不行,那你只能从了。不要因小失大。。

你自己要分清出,哪是大事,哪是小事。 不要事事都要按自己想的来。
其实,价格和条件太权衡。 价格好,你要多听听对方的要求; 价格一般,你可以多提
提要求。。
如果你要觉得这个房子是个DEAL,这个存支票还是存MONEY ORDER,真是芝麻小事。

这个说得很好,很大气。其实我一般不是很计较,不过这个agent太agreessive了。先是
哄抬价格,再是逼着我要求取消inspection,被我拒绝后说把inspection改成5天。今天
早上说要求付money order,心里很有点恼火。事实上,这18%的价格一加上去,也就是
个so so deal。房子需要全部重新装修,我现在心里还不是很有底得要多少钱,所以in
spection会比较重要。万一发现有问题,我肯定是要退出的。

现在就是在想release contract 阶段呀,对方签字说不给earnest money。我们还没有
签字。但是我们这里的Indiana regular contract是说inspection之后,除非屋主拒绝
修房子任何问题,或者是房子有结构上的大问题,如果是buyer退出,否则很难拿回
money.可是这邻居突然开工,我们第一次去的时候,刚打地基,我们在隔壁也不知道。
哪知第三次去都盖到二层了。
这种能算是contigency吗?agent说什么这里邻居建房, 根本不用通知隔壁的。
