这个办法没有用 call file, 用 call file 应该也可以。

those free maint deal is really crap...
bmw also had the same thing, changing oil requires 10K mile or 1 year,
whichever comes first. in the real world, you should really do the service
no more than 5K mile or 6 months. But because bmw would charge you to do the
extra maint. many owner neglect this...
oil change is less than $100, the volvo dealership covers for 3 year, that
would only cost them $300..

told me the only time i can buy the prepaid maint is the day when i pick up
the car. But as soon as i told em to go check on mbusa.com about the maint
plan, the finance guy made some kinda fake phone call said the price dropped
to 1375 today lmao. The sales was pretty decent but the finance guy omg lol
...

I just got a 2015 ML 2 weeks ago, total OTD with 8% tax, and a 4 years maint
plan is just a bit below 55k.
mine had 4matic, P01, trailer hitch. if you don't need the 4matic and
trailer hitch, and the maint plan, you should be able to get it for around
50k OTD.
I just think that the size of the vehicle and the price, ML is probably more
bang for the buck comparing to the compact luxury SUVs. :) just my 2 cents

it all comes down to preference, American cars or german cars. don't bother
with the comments about reliability for german cars, yo, at least they are
better than American cars.
for your budget (OTD),
if you want to stay within 50k, or even 45k, go for the cherokee
if 50-60k, I would go for ML.
if 60k- 65k, I would go for X5,
if you have 65k+ to spend, don't even bother with a mid size BBA SUV, go for
the cayenne(~70k OTD last time I checked with plat edition, yea it's a

我们就住在71st Ave这里,其实主要就是看收入,达没达到他们那个%要求(
ForestHills这里省得比较严格)。达到了就都没啥问题了。我们这幢楼从去年起有几
套房子卖,基本上都sold了。
住进来以后发现楼里的staff都非常友好,board也常常组织活动,过节在lobby免费吃
喝。
反正我们暂时也不会想要把房子出租,觉得住在这里很放心,super/doorman都超级
nice。
因为我们算过,买附近的condo,一个是房源太少,而且价格贵,property tax+condo
maint比我们每月的maint还要贵,觉得自住不是很合算。我们曾经去看过condo,有的
房间被隔成好几个豆腐干,一群阿三租客在里面,有时候觉得进出人员有点杂。所以后
来还是决定买coop,然后整个过程都很smooth,我们运气还不错吧。

coop就是说你买的是房子的股份,只是居住权。condo就是买的产权。
coop每个月的maint fee包含了地税和管理费,虽然比较贵,但是不用另外交地税了。
condo就是管理费,地税分开教。(其实这两者倒是差不多)
coop有个board,买卖的时候审核时间长。如果你们都是学生,没有收入的话,就很难
了,有些好的楼,他们要求(mortgage+maint)是税前工资的25%之类的,买coop通常要
3个月process,background都要给board去审查。condo的话就不用,只要有钱,或者能
贷到款就能买。
coop大部分只能自住,要出租的话,有的要先住满2年,再填application给board申请
,有些租金的多少%要上交,这个每个board规定都不同,要自己研究。
condo出租没问题。
当然coop也有好处,一个是价格相对便宜,还有就是楼里相对人员比较单纯。不会像有
些condo因为出租鱼龙混杂。
想要卖掉的话,coop的手续也烦一些,有些楼要教flip tax,这个LZ要自己研究。而且
要找到愿意买的人,并且下家也要符合background check。

每个plan不一样,我copy了我的一段网页下来。fidelity直接网上操作借钱就可以进账
号了,等你真借钱的时候再拿出来也行,具体什么时候拿问你agent。数额是可以借一
半出来,贷款401k的利息还给你自己的账户。说了这么多,给个包子吧。

NJ property tax is horrendous...
I'm paying 950 bucks monthly for tax, 670 for maint for my current residential unit.
for the particular unit that i'm interested, the monthly maint. is 318 bucks
, annual tax is 6800..................
i'm thinking of buying it as an investment....
but it's rather small, only 566 sq ft. but it comes WITH the parking spot.
any opinion?

刚买了coop,之前做过很多research,也问过律师,如果最后board不approve的话,这
些钱都是拿的回来的,因为不是你的错。
现在有些board就很变态,据人的理由成千上万。
现在seller要你赔偿3000块,因为他们觉得你耽误了他们几个月时间,但是你也可以说
你自己也同时被耽误了几个月,board不approve,这个也是卖家想卖coop的风险。
我们以前看过一些比较贵的coop,对方agent在我们递offer的时候,就了解的很清楚,
我们的收入和(mortgage+maint)比例,首付,包括closing以后还留在bank的钱。然后
告诉我们这个情况处在边缘有点危险之类的,会建议我们多付downpay。
你这样的情况,说明对方agent也很不专业,不事先了解好。如果你的financial状况正
好在board approve的边缘的话,能提供closing以后银行里还有1-2年的mortagage+
maint fee也是很有帮助的。

coop每个楼规定不一样,如果你出租,他们可能还会有些7788的费用。

其实好一点儿的单位成本都差不多,不能拿700尺和1000尺去比maint绝对值
真正maint便宜的是Jackson Height~90街,1200尺500包水电

买Coop需要自己去做大量的research,因为每个楼的policy都会有点小区别,有
些楼买来可以直接出租,有些要住满两年,有些出租要每月交多少%的钱。不光是出租
问题,买到一个financial情况不太好的coop,常常要涨maint不说,还常常会有
assessment fee。
不知道你的budget是多少,manhattan的coop价格差别很大,有些比Queens的condo还要
贵很多,maint也很贵,建议你先去看看房子,自己算一下如果要出租,支出收入比大
概多少。
manhattan的房子去streeteasy上看,周末常常都有open house。Queens的http://www.mlsli.com 和redfin都能看看。

lexus and acura are popular 2nd hand cars for a good reason, relibility..
and ppls who buy those cars news also tend to take care of the cars more...
lots of black leases german and Cadillac cars because they can;t afford to
buy them, they often cheap out on regular maint, use regular gas instead of
premium... who cares, they will return the lease in 2-3 years..
i am specially concerned of the cadi that had 2 owners in not even 4 years..

if you could fork out another $7-8K, you should get a new one. A used 2009
MDX is still selling around $30K, I got my new 2012 for only around $39K.
MDX holds its value really well and the difference is not that great...
if you have to buy a used, I would stay away from the ones that are off
lease.
the car needs premium gas, but do you think anyone who just lease the car
would pay to get the better gas? they may even cheap out on regular maint...

very well done math. i agree... lease German and buy Japanese.
it just does not make sense to buy german cars, the maint. is way too
expensive.
one thing to point out, tires are a lot more expensive then the $700 figure
you used. its about $1200 for a set... car battery is also not included in
the warranty, about $700. all in all, more reason to lease than to buy a bmw.

以。考虑到2年25k免费maint,新tire,new brake,0APR等,还是新车合算。新车我买
17150(15000税前,不要500的incehntive的话),这个旧车8900。8年其实是9年折价才
6100。还是上新车吧

I bought M3 2007 2.0, now 4.5 years. Regular maint. , only problem now is
water pump leaking and replaced for free bcs in warranty. Always change oil
in dealer for around $30 with coupon, they do full inpspection for you with
the price. No complain. Good handling.

不知班上有没有人仔细看过这两个,有没有什么真知灼见可以分享一下。
我在看3年的lease。GL450我要的配置是70K+,我找到了dealer可以5%off。3年的
residue 65%,月付700-800. LR4便宜10-15K,但是discount比MB要少,3年RV 50%,
所以月付差不多。
很喜欢LR4的驾驶感觉,内饰,外形,但是估计那些offroad的好处都用不上,另外
edmunds上对他的可靠性颇有微词。
GL的好处是大,功能多,三年管maint,舒适度品牌认知高,顾虑是太大,操作性不如
LR4,另外13新
款操控肯轻飘,还有是满街都是不如LR4有个性。

好郁闷,因为保险就过了两三天,就忘了放进新的了,本来说给警察看email证明我有
保险的,但是警察摆摆手说算了,我以为就是不用了,没想到ticket上还是有,头一次
吃ticket,叫做什么fail to maint financial esponsibility。请教一下这个可以和
法官argue么。stop sigh确实是没停稳,但也没想会这么大的一张ticket,而且是在小
区里,根本没有车,都不知道警察哪钻出来的。不知道是不是要找律师行,在houston
被罚的,求助有没有什么解决方法,485真是太贵了!

ignition switch on so dash lights up position II ( not starting car)
press sel/reset button on dash until oil life indicator is displayed
press the sel/reset buton for about 10 seconds
the oil life and maint items will blink
press the sel/reset button for more than 5 secs. the oil life indicator will
reset to 100%

some cents from an A6 3.0 prestige owner
reliability goes to MB, maint similar
this also goes to mb, too much aluminum on the new a6 to save weight.
also goest to MB... MB is heavier and softer.
go with MB if performance is not top consideration
MB is similar because of it is also a rwd or 4matic car.

the pop up screen is a thing to break. hasn't broken on me yet.
don't recommend Audi A6 2.0. It defeats the purpose of buying an Audi A6.

Turn the ignition switch on.

Press the trip meter reset button until "Trip A" is displayed.
3
Turn the ignition switch off.
4
Press and hold the trip meter reset button.
5
Turn the ignition switch on without starting the engine.
6
Release the trip meter reset button when the display indicates "
MAINT REQD RESET MODE COMPLETE" or if the odometer flashes "000000."
