如果你觉得flip turn又快又省力又顺, open turn 又慢又费力又别扭，flip就练好了。

惭愧之下，我也开始练flip turn了。
过程就不多讲了，总之比较惨。克服了许多困难之后，还有一个大麻烦。我老是擦到池
底。是不是翻转的不够？身体打开太早？ |

发帖数: 1689 | 6 今天专门练了flip turn。过程就是从泳池浅的一端出发，蹬壁后往前游两三下，做一
个前滚翻，站起来，转身往回游。到岸边做一个flip turn，然后重复。
后来又游了几个来回，尝试全程flip。
现在的问题是：
1. 滚翻之后不好控制平衡，身体不是平行于水面，而是有点向下扎，蹬壁之后就到水
底了。如果是深水那一边，会潜下去很深，然后出来的时候角度很大，很憋气而且好长
时间。
2. 滚翻的时机掌握不好，大部分早了，就是脚勉强能踢到墙。大家是怎么看的？我是
看到T之后再划手一次。深水那边太远了也不好看准，不确定T是不是在正下方。
3. 什么时候从仰面朝天翻过来？是push off的时候还是之后？我怕鼻子进水都是匆忙

flipping是以数量取胜，turnover一定要快。但是在tax上一点优势都没有
buy-and-hold是相反的。
自己的装修团队，这个也是可以组建的，找到靠谱的contractor和找到靠谱的mortgage
broker，REO agents,一样，都是一个networking的过程和结果 |

的材料,人工的费用也省不了什么.
湾区的房价差别很大, 我客户买房基本都在30W到1.5M之间.如果你是买50W左右的房子,
反正你也没期望高质量的装修/UPGRADE(不管是OWNER还是FLIPPER),所以只要价格合适,
不所谓. 但如果 你买的是>1M的HOME,装修材料的好坏直接影响房子的档次,应该敬而远
之.
当然这些只是我的个人观点.
