CERTIFICATEfax 过来（需要你的名字， mortgagee clause， mortgage loan amount

需不需要律师， 是根据自己需要和州规定决定的， 你要是第一次买房， 又不懂这行
， 还是要一个比较放心。不过估计你的attorney review期已经过了， 律师只能帮你

all parties except you want to close this deal, so they can pocket the money
and have a party. your agent and your lawyers do not have incentive to
fight for you to break the deal because they will lose money if they do so.
if go to court, the seller will never be able the sell the house until the
case is settled. So the seller will not want to go to court unless the
seller changed mind and not want to sell any more. (If i were the seller, i
will try to negotiate.)

以比贷款的少出一点。是否有appraisal clause, inspection clause也都有影响。有
的时候closing date也有影响。
Finally, 怀疑agent很正常，所以签约前多了解一下，问问朋友，看看zillow成交记录
和review等等。但是，用了，就相信agent，否则永远也买不成房子。而且双方没有
trust, 也多半买不到什么好deal。agent也是人，互相尊敬才会工作最好。

Equal Protection Clause。。。反对高等教育的 AA，并不是要去修改
联邦宪法第十四修正案的 Equal Protection Clause，而是在高院要去
辩论，在当前初等中等教育的免费平等普及现实情况下，在高等教育入学时
再考虑 race 的因素，这不是 Equal Protection，这是 Over-Protection，

也觉得基本合理可以接受的。我分两贴慢慢说。
首先这个 technicality 通俗的说是咋回事。
这个 technicality，我个人理解，通俗的说，邻居一娃被某高校拒了，邻居娃不服，
去狗头律师那边表不服，说某高校用种族考虑的入学搞法，违反联邦宪法 Equal
Protection Clause，这不还拒了我，对我造成了损失。
然后狗头律师跑糊涂法官那边去起哄，狗头律师和糊涂法官一看，娘的，这玩意儿是两件
事儿。“（a）用种族考虑是不是违反联邦宪法 Equal Protection Clause，（b）邻居
娃被拒是不是不存在种族考虑的因子。”。但是 technicality 而言，两件事可不能放一
起捣浆糊不是，否则狗头律师和糊涂法官就成了韩剧不是？所以根据 technicality，
先争议（a）吧。至于（b），等把（a）解决了以后再说，反正判个案子两百年不急。
