200k standard deduction, for single and married. let people get rich first.
the lower and middle class
201k-499k = 25% tax the upper middle class
500k to 2M = 35% tax the lower upper class
2M and above = 40% tax the upper upper class
cause really, even with a big house and fancy car, you can't spend 300k a
year.
This would remove requirements to file taxes for MOST americans. The rich
got richer, its time they pay.

期间我们几次要求看房,seller agent都说家里有人住,还有孕妇,不方便,就是不给
我们安排看房。
上周我们再次要求看房,24/7,什么时间段我们都可以接受。 seller agent给我们安
排了礼拜五的上午11点。 我们看过之后口头就下了offer,结果当天下午这房子就进入
contingent了。
我们随后周六还是正式给了offer。和seller agent沟通,他说会把我们作为#1 back
offer. 我觉得seller agent这是在敷衍而已。因为现在我们的buyer agent探听到我们
的报价比他们现在手上那个offer价钱还高。
这会不会是银行内部有人企图低价买房?有没有什么部门能干预这种内部交易吗? |

Close to work, about 13.5 miles. 2 miles away from a very big mall.
Very convenient location.
Schools are 10, 10, 10.
HOA is $900 annually

499k,听说有9个OFFER。结果今天重新上市,要价559k。同一楼的四楼要价569,不是

有时因为其它原因,夫妻双方A和B只有一个人申请贷款买房(假设是A),但是银
行存款单上只有B的名字,在这种情况下,投资房(Investment Property)是不可以直
接使用该银行账户用来付头款和closing cost的,因为投资房(Investment Property
)贷款不允许使用非贷款人的资金。如果是购买自住屋,那么需要把只有B的银行的账
户里的资金转到有A名字的账户里,且做好转账记录,才可以使用。
有时买投资房,申请人想通过把B的银行账户临时加上A的名字的方法来规避上文提
到的要求,但是银行往往会认为这是特意而为之而通不过审核。所以,尤其是购买投资
房时,最好1-2个月把资金(主要是头款)准备充分且存入贷款人的账户里。
二. 无贷款(free & clear)房产
在填写申请资料的时候,有些申请人认为无贷款的房产不需要告诉银行,但是实
际上只要是在名下的房产,无论有没有贷款,都需要填写进去,因为无贷款房产的地税

但是,刚才收到我的agent的短信:
I just wanted to let you know this: it seems there will be no opportunity
for counter offers, the agent just texted me and said we should present our
best and last offer and they will pick from there, I wanted to know if you
want to reconsider your original offer ? I haven't sent it out yet ( the
agent just messaged me back)
所以我现在不知道该出多少好?你们有遇到过这样之前说不counter offer的情况吗?

背景,我们这块交通方便,学区一般或者不算很好,房子很新,15年中建好的新房,房
子买成47万,院子又花了4万多,唉,房子2700尺,lot 10000尺。
1)local agent,他们办公室我们走路都可以到达,agent准备充分,各种comp都做好了
,感觉很不错,又是local的,收费2.25% seller's commission, 2.5% buyers.我觉得
还行可以接受
2)redfin agent, 准备很充分,我LG最喜欢这个,倒不是说他们的确费用低,1%
seller, 2.5% buyer.关键是LG觉得这个人很有经验,不仅准备和第一个一样准备了
comp,条例很清楚,包括什么,不包括什么,宏观经济的分析,local市场的分析,都很
到位,LG已经今晚email要这个agent的reference了。
3)刚卖了我们对面房子的agent(3300尺的房子卖了566K,lot很小,5000尺的lot),
LG说这个agent也是侃侃而谈,非常sharp, 很厉害的sales man, 但是他觉得这个人太

769k, 最后pending >=800k,
第二个要价779k, 还不是SFH,没有前院但并不和邻居share wall的那种,我们offer
800k, 是六个offer里唯一的一个cash offer, 本来是笃定了,谁知突然一个人跳空
offer 850K with 500k down payment, 对方经纪人打电话问我能不能提价,我告诉她
再提价也只能是805不是850,因为这个房子怎么也不值850,连她也深表同意,但碰到
这么desperate的buyer有什么办法呢?最后一个要价449k-499k是一个big range, 由于
二个月前刚卖掉的几乎同样的一个是445,我们offer了465k, seller did multiple
counter at 495k, 由于卖方经纪人和我认识告知我有人接受了counter price, 向我的
客户能不能加价,我说最多不超过470k.
