。但是卖家就不降价。 结果这家中国人还是405K买了。

If you just need five seats SUV, Acura RDX2016 is a good choice; very
similar to BMW X3/Lexus NX, 405K cheaper. Driving is significantly better
than RX350. It is more sporty.

1. go to a start up, 5 year horizon. roughly say you have 90% prob to make
only the salary (say 100k) then loose your job and this could happen anytime
during that 5 years, so add another 10% discount to that. maybe 9% prob to
make 1M, 0.9% prob to make 10M, 0.1% prob to make 100M. but those high
payouts are likely to be in restricted company shares so I d put a 10%
discount on them.
so we have 0.9*100k*0.9*5+0.09*1000k*0.9+0.009*10000k*0.9+0.001*100000k*0.9

My current loan is $417K with 5.625% 30Yr fixed from May, 2008. Right now,
it still has $405K left.

the loan to decent amount due to my 26% downpayment.

白白我们买房子的事情:
这个卖房子的是个agent.一开始在房子的介绍说appliance都包括。等讲价时候呢,
他要419k, 我们回390k, 他回405k,不带冰箱,我们回400k 带冰箱,他接受了。不明白
纠结个冰箱干什么!反正感觉不好
3/21 是合同里disclosure 和 appliance list deadline
3/22 我们还什么都没收到。 我接到我门的agent 这样的信:
I spoke to the agent/seller yesterday he is suppose to send the list of
appliances and any pool stuff yesterday (3/21, deadline)so I have called him

比如我想买个房子54万,手头可以有up to 15万首付,我该贷多少loan会拿到最低利率?
417K? 75% LTV的405K?还是390K? 或者其他?

银行肯定是希望在LTV一样的情况下,让你多贷款了.如果你想拿最低的利率,要求LTV 75
以下,$405K可以让你拿到最低的利率.

首先确定你一般收入的边际税率,假设你结婚并jointly报税,如148k到227k是28%,
227k到405k之间是33%,457k以上是39.6%。
然后确定你的long term capital gain税率:25%-35%的对应是15%,39.6%的对应20%。
然后算附加税,收入超过250k的夫妇加3.8%。也就是说这些夫妇交gain的18.8%或23.8
%。
加州不管,gain一律按一般收入算,总收入在100k至1m之间的税率在9.3%-11.3%之间。
你自己看,假如你联邦是18.8%,你要准备赚的部份(gain)要交总共28.1%-30.1%的税。
你卖50万,假如你挣了25万,准备7万多的税。大概有43万可以用来买房。

我们第一次买房,签了一个购房合同,是ranch,listing上面
没有写房子的sq ft,不过seller有口头说有1800 sq ft,刚才
打电话给county asseseor,说实际是1602 sq ft。虽然location,
朝向,还有其他一些问题,房子本身总的来说还是维护的挺好
(不过我们总共才看过不到10个房子,也没有什么看房子的经验,
所以只是凭感觉)。当时看房的时候附近(隔了10几个房子)
有一个面积1809sq ft 的colonial,同一年建的,还多了一个车库,
开价455K,5月底以410k成交,我们在offer时参考这个房子还有
其他两个在附近的房子,同时根据seller 说的1800 sq ft,
所以在seller 开价440k的基础上以405K签了合同,我想问的是:
1)我们的agent 跟我说sq ft 在NJ resale real estate并不
那么重要,确实是这样吗?
2)因为我们的offer是考虑了房子面积,在 listing price的
基础上还价,现在却发现有200sq ft的差别,所以觉得当时的
listing price相对
