下面的数字有两个硬伤:
1．已经过了level 5 range 的最高端.如果说 L5 的话, 可能性都无限接近0. 更何况
是L4.
2. 400K RSU, 一般 L6 都拿不到. 如果能拿到, SIGN ON 绝对不会只有 50K. 看一下
数字就好了.
第一年：130K + 50K + 5% * 400K = 200K
第2年: 130K + 42K + 15% * 400K = 232 K
第3年: 130K + 40% * 400K = 290K
除非是recruiter 和 HM 同时脑子坏了, 才能出这么个OFFER. |

It is like a reversed process as you get interest from bank. The more
frequently they do a recalc., the more interest you get. So you do save more
money by paying more frequently but I do not think it will save much.

家庭情况：双职工（非码工，家庭税后100k），工作1年半，马上有第一个娃，父母应
该常来帮忙
最近在看第一套房，budget在400k左右，现在选了两个
A、
Issaquah Highlands，$400k,1630sf, 3bed, 有一个很小很小的fenced yard。
优点：好学区，周围小区建设不错，有tennis court，basketball court，很多公园。
缺点：贵
B、
Renton， $280k，1680sf，3bed，yard比较大。
优点：便宜，所在的小区在Renton除去Issaquah School Distric的区里面算是不错的
，小学9分，中学8分
缺点：只有一个公园，没有其他公共设施，周围的小区都不怎么地
因为两个房都是3bed，所以之可以满足小孩10岁之前吧，如果3年后有老二，两个孩子... 阅读全帖 |

发帖数: 1184 | 47 您好，其实没有临界点问题而只需要权衡monthly payment amount对您的压力不同和利
息多少的问题，可以参考计算和理解如下：
5/1和7/1 ARM利率每个月的payment是按照360个月来摊付（amortize）的，所以我们不
妨就把它当作30年fixed，如果不考虑浮动利率的话，所以，假设贷款金额是$400K,年
利率是4%,那么，根据payment的计算公式：
M = P*[i*(1+i/12)^360] / [(1+i/12)^360 - 1]
M = 月供 （Monthly Payment）
i = 年利率 （Annual Interest Rate)
P = 本金 （Princal）
可以算出Monthly Payment是$1,909.66, 那么总共您付清贷款时候付的总本金+利息=
1909.66 x 360 = $687478.03. 而本金是$400K, 所以所有付的利息是687478.03-
400000=$287,478.03
但是，如果是15年，它按照180个月来amortize，所以每个月payment中本金和利息

发帖数: 28562 | 48 我们前前后后看了大概半年的房子了吧，大概看过20个左右，看到的房子要么就是太贵
，要么就是被人用更高的价钱抢走。今天去看了一个，大部分地方都非常满意。房子其
实才上市3天，但是已经有人下了一个offer 了，而且房主已经签字了（但是还没有送
达对方），据对方的agent 隐约透露是接近400K, 并暗示我如果想抢这个房子的话可以
下一个400K 的offer应该就能抢到。但是现在头痛该不该去抢这个房子。
这个房子的好处是：
1。离我们上班的地方不远，只需要不到30分钟，学区都还可以，地区也不错，小区很
漂亮，邻居很安静。
2。房子维护得非常好。住在里面的是一对60出头的老夫妻，他们已经退休，所以打算
搬到房子更便宜的另外一个地方去（那边的房子已经买好了）。他们的品位还不错，房
子的装饰和用色大方淡雅，是我们不需要改动而可以直接入住的那种。
3。价格在我们可以负担的范围内。
4。后院足够大。
坏处是：
1。是非常早期（40年代)的房子格局，所以卧室非常小,浴室更小。主卧室在房子后部
，小的让我无话可说。有一个选择是我们可以把客卧室和书房一起当成主卧室，就够大
了。

有时因为其它原因，夫妻双方A和B只有一个人申请贷款买房（假设是A），但是银
行存款单上只有B的名字，在这种情况下，投资房（Investment Property）是不可以直
接使用该银行账户用来付头款和closing cost的，因为投资房（Investment Property
）贷款不允许使用非贷款人的资金。如果是购买自住屋，那么需要把只有B的银行的账
户里的资金转到有A名字的账户里，且做好转账记录，才可以使用。
有时买投资房，申请人想通过把B的银行账户临时加上A的名字的方法来规避上文提
到的要求，但是银行往往会认为这是特意而为之而通不过审核。所以，尤其是购买投资
房时，最好1-2个月把资金（主要是头款）准备充分且存入贷款人的账户里。
二. 无贷款（free & clear）房产
在填写申请资料的时候，有些申请人认为无贷款的房产不需要告诉银行，但是实
际上只要是在名下的房产，无论有没有贷款，都需要填写进去，因为无贷款房产的地税

say you offer $500k total for the house, of which 20% will be cash, and 80%
(400k) will be loan. If appraisal comes back as $500k, lender won't require
pmi.
if appraisal comes back say $400k, then your applied loan amount $400k is
100% of the appraisal price. lender will require pmi because loan is over 80
%.
My attorney put no pmi in the mortgage contingency, which means if pmi is
