将来报税的时候怎么报呢? 自己的房子在westchester,上班太远,但是不交纽约城市税,
自己租的房子在queens, 上班只要半个小时, 而且不用车, 但是要交城市税.
每月明细如下:
自己的房子:
租金2000(进帐)
管理费500(支出)
地税600(支出,年税7200)
租的房子:
租金2200(支出)

Technically, if you rent out your house in Westchester and rent somewhere
else, your local residence is changed from Westchester to Queens and you are
subject to NYC local tax. To avoid NYC local tax, your key contact
information has to keep in Westchester. However, if you report on your 1040

再加一点,你的房子的property tax和interest是可以itemize的,但如果你AMT了,那
么你的investment property的tax和interest就不能deduct了。

The Alternative Minimum Tax, or AMT, is a parallel tax system. Every
taxpayer is responsible for paying the higher of the regular tax or the
minimum tax. The difference between the two tax calculations are calculated
on IRS Form 6251. If the minimum tax is higher, the difference between the
two tax rates is added to your Form 1040 as an additional alternative
minimum tax.

出租的全部进帐减mortgage interest paid, property tax, insurance, HOA dues,
maintain costs and depreciation得出你的rental income.你自己租的房子cost不能
用来抵税。雇个CPA吧,费用可用来抵你的rental income.

If I open an LLC for rental property and the net income ended up negative (
rental income < mortgage interest + HOA + property tax), can I deduct this
business loss from my gross income?
Would this way be better in terms of AMT since this is business loss instead
of deduction?
