钥匙还没拿到。
没有一点兴奋，只不过做了似乎应该作的事。想当初8，9年前第一次买房（外州），选
lot，选房型，那是相当的高兴，相当的高兴。如今这把年纪，还要背这么的mortgage
， 高兴也难， 高兴也难。无他，10来年前，知道自己各方面以后是要往上走的，现在
就难说了。
虽然买房了， 我还是觉得弯曲房价没有不跌的理由。所以同志们，继续努力。
我买房实在是住惯了自己的，不习惯租了。和以前比downgrade了不少，不过至少不是
小毛纺了。 |

adjust for anyone who is out of this area.
Even tho I bought one, I am still adjusting.

But anyways, as a FangHei club member, of course I always start with 5%-10%
off the asking price, based on my agent's suggestion.
many times it's just waste of time, one example 1050k offered 980k, even did
not hear anything back. sometimes you got counter you don't like and you
walk away. I just sold my house so I knew what a serious seller would think.
Here I would say my agent is very good, being very patient with us. He is a
member on this club too (I think).
some points/my thoughts you might be interested
1. BayArea house price will be down (no reason not be) form now on until
next spring/early summer, at which time, nobody knows where it will go.
2. the absolute local low was around 04/09, I can feel seller's panic in the
air, before I could enjoy the down turn and react, somehow it went back up,
and the way it turned around really surprised me. I bought in right now is
the result/adjustment to what I saw this year - I understand that I won't be
able to understand BA house price.
3. I prepared the BA house price will be down another 20%, and stay down for
5-10 yrs. so I put away some reserve and used 30yr fixed. But bigger than
that, I'll be in trouble, but anyways, I think everyone will be in trouble
at that time.
4. try to be as familiar as possible with the area you're interested. couple
of blocks away in the same zip code/school district, could make big
difference.

predicting exact bottom is not really doable. Also if there is an near ideal
house, put 100k more may not be an issue to the thread owner, instead
missing it is more risky for him.

know when is the bottom, at that time you may not have the house you like on
market - we weighted our options and made the decision.
By the way, I am not a believer that buying house is a good way to invest.
