发帖数: 240 | 3 对，我们从去年下半年开始看房子，主要是Union City学区比较好的地方。
价位大概六十多万吧。一直听各种消息房价在降，也确实有不少差学区的
房子在掉，但是我们看的房子基本没怎么降。现在似乎又升了一点点。
所以现在的处境是：有掉了很多价的房子，可是作为自住，对那些房子基本
不感兴趣；在可以负担起的条件下，我们感兴趣的房子房源也不多，因为这
些地区真正撑不下去的人并不太多，如果不是失业之类绝对撑不下去，房主
也不太愿意现在拿出来卖，所以房源挺有限的。我总盼着那些forclosure的
房子大量出来压低房价，但是so far也没太看到，接下来一段时间能有多少
出来，对房价的冲击有多大，现在都充满了问号。
我老婆觉得身边很多人都跟我们情况类似：住着公寓，但是首付攒差不多了。
这个购买力放在那儿，学区不错的地方的房价即使下跌，也是一个非常漫长
的过程。也许不值得等那么多年等下跌。

1. these foreclosed homes had an avg sale price of 600k.
2. they're foreclosed and flood to the market.
3. buyers are crazy over them because they ask for 450k.
4. buyers are even more crazier if they ask for 400k.
5. buyers are walking away if they ask for 500k.
6. now the market price is around 450k.
what will you see then? continuing high volume with sale price around 450k.
it doesn't drop or rise. it's a stalemate with very active transactions!
now you're wishing the price will be pressed down to 400k or 350k. and you'
ll see so many people jumping out from nowhere to 截胡. the more
foreclousures, the more buyers. isn't it amazing? there won't be infinite
buyers of course, neither the foreclosures.

发帖数: 34 | 8 其实我最近也想过这个问题，一个房子的historical price是一个曲线，但是一个人/
家族的income也是一个曲线。能不能买到好房子，钱多是第一要素。
饭饭的说房子便宜了是不正确的，地点，学校，环境，以前的价位和个人的期望值都是
很重要的因素。
不多说了，挣钱是王道。

老看悬念不大
