哪位了解的可以介绍一下温哥华各个地区的房市情况和大概价钱吗?美国房价跌得一塌
糊涂。也在多伦多问了一下子。

上半年二手屋價再新高

【明報專訊】加國上半年二手物業成交量雖較去年歷史高位回落13.1%,至25.16萬
間,但仍是連續第五個成交宗數超越25萬宗的上半年,且交投自今年2月出現大跌後已
趨穩定;至於第二季及上半年二手物業成交價亦繼續創新高,上半年較去年同期升3.6
%,至平均成交價313,610元,次季度的平均價為315,760元,較去年次季上升1.8%。
加拿大地產商會昨天公布,透過多重放盤系統(MLS)成交的二手物業,第二季成交
總額達360億元,較首季下跌3.1%,是去年創歷史新高後,連續第四季下跌。
至於6月份經季節調整後的二手物業成交總額,較5月份上升0.2%,至120億元,以
省及紐賓士域省最強勁,均創新高。
雖然全國整體樓市表現放緩,但有個別省份仍十分強勁,如上半年紐芬蘭省的成交量
創新高。
上半年全國二手物業成交額達789億元,較去年同期歷史高位回落10%,但仍是歷來
第二高上半年

For an average 10 years old house in the east side of Vancouver I think
probably about $ 850,000.
Vancouver west side about $ 1.5 M.
Richmond has bigger lot size , so about $ 850,000.
Don't know much about Burnaby so I will not quote on that.
Prices will probably not go down until 2010 or will not go down at all in
Vancouver , because there is no more new land to develop.

这个比较具体,谢谢。好贵!
不过房价涨跌和land关系不太大。受经济影响要大多了。见美国例子。

Location ,Location.
I am just saying when there is no land left , it will cost.
We are talking about 2 different things here.

The realtors used to say that. They probably still do. If that was the main
reason that's driving the prices up, the prices will never go down. Proved
to be false. Poor credit check was the reason driving the prises up - people
can buy a house even when they can not afford one. At least this is the
case in the US. When the credit bubble burst, prices drop drastically, no
matter there is land or not.
Vancouver might be a little different. Rich people move in constantly. If
this trend changes, pri

There is never free lunches. Was it really 0% down to buy a house in the US?
At least 20% down in Canada. And the prices I listed before already is down
10-15% from the peak in 2006 in Vancouver at least.
Everyone is in a different situation and also for this city the difference
between the other US cities is , Vancouver will be hosting the 2010 winter
Olympics , and Beijing is what we are looking at now after the games.
A lot of people are waiting after 2010 ,including me :)

Yeah. Some people (usually with good credit) in the US do (did) zero down
payment. When prices drop, many (if not most or all) just walk, hurting
everyone else. Banks are going out of business, dragging the whole economy
down.
I think most people still do 20% down payment. House prices have dropped 15%
on average in the US. When it reaches 20%-25%, if will be another slump
because many more people will have to walk ...
Winter Olympics doesn't really have a comparable impact on real estate but
so
