project site is situated along Lemmon Avenue and Oak Grove Avenue between US
75 and one block east of McKinney Avenue, the primary thoroughfare that
runs through Uptown.
2. Block 365 – Houston, Texas Block 365 is a proposed Class-A+ multi-family
development to be constructed on a 1.43 acre site located in the heart of
Houston’s central business district. The project site is situated along
Caroline Street and Jefferson Street two blocks east of Interstate 45, the
primary thoroughfare that bisects the City of Houston.

Hillwood has partnered with Leon Capital Group (“LCG”) to develop,
construct and operate the Uptown Dallas multifamily project in Dallas, Texas
(“Uptown Dallas”) as well as the Block 365-Downtown Houston multifamily
project in Houston, Texas (“Block 365”). Leon Capital Group, serving as
lead developer, has commissioned architects at Hensley Lamkin Rachel, Inc
to design both midrise apartment developments. Both Uptown Dallas and Block
365 will feature similar structural design elements. Each building will be
five apartment levels of wood/brick/stone construction situated on top of a
three story podium. The buildings will be six total stories above grade
with the podium structure including approximately 234 parking spaces as well
as various common area amenities to serve each building.
Total Group 45 Investment (Approximate Values)
Total EB-5: up to $25,500,000
Total Project Spending: (approximately) $80,000,000
Total Indirect Jobs: At least 580
Both the Uptown Dallas and Block 365 projects will be built simultaneously.
• Development and pre-construction activities to commence on both
projects 4th Quarter 2015.
• Completion of all development and construction activities for both
projects is targeted for 1st Quarter 2016.
• Leasing and operations to commence 2nd Quarter 2016.
Upon completion, the Uptown Dallas project will offer 149 for-rent apartment
units. Group 45 EB-5 funds will assist in the financing of all phases of
the development and construction of the Uptown Dallas project necessary to
bring the project into leasing operations. Construction is planned to begin
4th Quarter 2014 with completion anticipated for 1st Quarter 2016.
Upon completion, the Block 365 project will offer 220 for-rent apartment
units. Group 45 EB-5 funds will assist in the financing of all phases of the
development and construction of the Block 365 project necessary to bring
the project into leasing operations. Construction is planned to begin 4th
Quarter 2014 with completion anticipated for 1st Quarter 2016
