house. My recommendation below is focused on middle-class neighborhoods with
good schools.
Not all the schools in SBISD are good. Go to SBISD website, and read the
zoning map for each school. Rule of thumb is to stay south of I-10.
In my mind, the best elementary schools are: Frostwood, Bunker Hill, Rummel
Creek, Wilchester. Frostwood Elem. is national blue ribbon school and is
considered very prestigious. These couple of years, Wilchester ranking is
going up and seems have exceeded Rummel Creek. The other decent elementary
schools are: Hunter Creek, Memorial Drive, etc. The only good middle and
high schools are: Memorial Middle and Memorial High. Go to SBISD website and
you can find the testing scores. har.com has the school info such as races
% and test scores.
If you want to be zoned to all the best schools (Elementary, Middle and High
), you need to live somewhere south of I-10, East of Beltway 8, West of
Bunker Hill Rd, and North of Briar Forest Dr(zip code 77024). With $400K,
you get a house that is almost a tear-down and needs lots of updates. With $
500K-$750K, you can get a reasonably decent middle-class 60-yr-old home. The
neighborhoods to consider (price in descending order) are: Whispering Oaks,
Tealwood, Frostwood, Memorial Forest , Fonn Villas, Memorial Hollow,
Memorial Meadow, and Memorial Bend. Rule of thumb is: the further away from
commericals and highways, the more $$$ it is.
If you don't care about High School, you can live West of Beltway 8 and East
of Kirkwood (zip code 77079). Generally speaking, it's about $100K lower
than 77024. Neighborhoods to consider are: Wilchester, Nottingham, and Memorial Plaza and part of Memorial Bend.
In general, it's a seller's market in Memorial. In the spring/summer time,
decent homes are sold within 1 week. It's normal to have multiple offers
within 24 hours. And it's normal to pay higher than ask price so as to get
the house. In the fall/winter time, the market is slower but fewer
selections.
I suggest that you find a realtor who is specialized in Memorial area. The
price range is totally different if just a couple of blocks away, and the
market is very different from suburban areas such as Katy and Sugarland.
Insights and expertise of a Memorial real estate specialist would help for
someone who knows very little about the area and market.

这么贵！我们都刚刚工作，预算30万的。原以为靠近 George Bush park的那块便宜一些。靠近Galeria的那块压根就不去考虑，反正考虑也白搭。话说这个memorial drive这么个弯弯扭扭的小路还真长阿。

schools there are not that good except Nottingham Elementary. Part of the
area is zoned to Katy schools, but those schools are not that impressive
either.

Thank you for the great info. Just one correction of fact - I think
Frostwood received "blue ribbon" award for year 2005, but not again
thereafter.
