０％呢,几乎可以拿到几千，realtor没提反回的事.谁有用redfin的经验?这个网站真可
以处理买房中的问题吗？

站吧？人家也是光明正大写的1.5%的rebate。请不要上来就扣什么mainland china
community的大帽子。您愿意收3%，只要您的客户认同您提供的服务值这份价钱，您一
样能很好的做您的生意。如果大家的服务都差不多，有人愿意给自己的客户让一些利，

继续说两句，我本人平时很少发帖子，但今天这个事儿让我想起了我刚来西雅图的时候
遇到的那个agent，也是一位华人。一开始的时候我不知道有rebate这样的事情，大约
看了几次房子之后一位朋友告诉我说现在这个非常普遍，于是我就试着问了一下他，立
即翻脸。先是咆哮着说“我跟你说，这是违法的，我要去你们微软举报你”，然后隔了
几天，打来一个电话说“西雅图这个地方说小不小，说大也不大，治安说好，其实也不
怎么好。”“我们能从中国来这边的，都还是有些本事的”（原话也许有一些出入，但
大意如此）。我当时就想报警，但后来觉得初来乍到，又没有录音（大概有录音也不能
当证据），就算了。但从此以后就再也没找过他。换了一个白人agent，给1.5%的
rebate，用来cover了我们买房子的closing cost。皆大欢喜。
我们一直说中国人在外要团结。有人从国内过来不了解这里的情况来版上问，大家告诉
他这里的基本情况让他能够从中受益，有什么不对的么？我们又没有在做违法犯罪的事
情。张口闭口就是一副只有中国人才做这样的事情你们做这样的事情就让中国人群体怎
么怎么的，请问是只有中国人才拿rebate，才给rebate么？redfin上Listing agent和
buyer agent都给rebate。我们家已经被塞了好几张白人listing agent的小卡片说如果
卖房子给多少rebate。这位华人agent您了解现在的情况么？是不是说得太过了一些？

Redfin provides service for the seller, isn't. Sorry I don't pay much
attention to Renfin.
The relation between the buyer and the buyer's agent is different from the
one between the seller and listing agent.
In the case of listing, it's the negotation between the agent and the seller
. So whatever the listing fee, it's between you two.

互联网时代，buyer agent的价值已经大幅度下降了
以前什么房屋历史信息，房源信息，成交价格历史，全都是agent一手提供，所以好的
agent的工作和专业意见特别重要
现在网上完全透明，buyer可能看到的比agent都快
agent也就是花时间带着看房，下offer大部分也都是standard程序没什么特别的trick
了，最后就是paperwork，大部分猥琐男们应该都能看懂

返款均高于Redfin一倍,当然，服务可能要逊色一些，Redfin还是非常规范的。个人感

有问题，哪要注意等。
另外Redfin不会只派一个Agent，他们有Coordinator，有专门给你搞paperwork的，有
专门陪看房的。是一个team服务你。Agent的主要作用是帮忙定价，帮忙谈价，以及出

一个好的经纪会使你收益非常多，而且是长远的。不仅经纪要给顾客有安全感，顾
客也要给经纪有安全感。换句话说大家互相信任是前提。一个只看到眼前利益的经
纪是不会去充实自己的，也不会去为顾客着想的。当你找一个经纪的时候，你是想
让他为你服务呢，还是想着他能给多少回扣？
如果碰上一个不能给你有安全感的经纪，那还不如去找REDFIN什么的

做，他能拿钱吗？那buyer agent从自己的收入里拿出一部分，回给客户，有什么问题?
还有，不要动不动就扣什么大帽子。老美agent给折扣多了去了，而且，老美找agent要
rebate也多了去了，别动不动就上升到国家人种的高度。
buyer agent的工作确实做得好，buyer很满意，一般都是buyer close后给张
appreciation card或者更好的给张gift card的以表示感谢。
如果你是agent，你工作做得确实好，你不给折扣别人也到你这里来，是你厉害。但是
不管是什么国家和人种的buyer，都有根据自己的需求挑选agent的权力。
如果你是买家，觉得不要这个rebate，这是你的选择，不要好像自己有多高尚一样。这
是自由市场，人人都有选择的权力
