If the person you want to remove from title is on the loan, you might want
to check with the lender first. Removing one name from the loan might
trigger the loan being called.
So if this is the ase, you might be able to refi into one person's name,
then remove the person from title that way.

Title change and Loan mod are separate issues.
You can quit-claim your interest in the property to anyone, but that does
not change your obligation as a co-borrower on the loan. If you want to be
removed as a co-borrower on the loan, you will have to contact the lender.
The other option, if possible, would be to ask your co-borrower to refinance
and "buy you out". That would pay off the original note that you are a co-
borrower on. In most of the divorce cases for example, this is the best
route.
