i guess that's the trade of of having $$ now in hand or have $$ later.

1. it's a starter home, meaning you'll move up and sell it in certain number
of years;
2. ARM gives you the lowest interest rate, meaning the lowest monthly
payment;
3. you can afford the higher rate when the fixed-rate period is over if #1
doesn't happen.
if you're not comfortable with the above, go for a fixed-rate mortgage

with another company, and see if they can lower your rate without much of your efforts and fee on refi.
Although I have not done this calculation myself. I believe the best way is to calculate whether it is worth it to refi is to calculate the Net Present Value (NPV)
of your current mortgage. If that rate is lower than the calculated APR (which includes all the fees included with refi), it will not be worthwhile to refi.
I've also heard that the rule of thumb is that if the current rate is 0.5% lower than your mortgage rate, it may be a good deal.
There are other mortgage professionals on the board, they may be able to
offer you good suggestions. |

situation, the true delta to you is less than .5%. Why carry the burden of
higher monthly obligation?
On the flip side, if the $$ saved is not to enrich your personal life, and
not to do higher yield investment, but just to let inflation eat into your
saving's account, or you have a track record of buying high selling low, it
is not a bad idea to pay off the loan as quickly as possible. Money not
wasted is money earned:) |
