高Mello Roos会抑制房价,一个月1千多地税拍出去,还是挺吓人的.而且无穷无尽...就算
mortage 交清了也得接着拍.... 怪不得老美退休了都得down size...
最近的新房的升值潜力我都不看好. Torrey highland那片03年前后的房子最近在跳水,
就是一个hint.
4S ranch的新房还是有不怕死的老中往里冲.那边2-3年新的town house已经跌成屎了.
Single family 可能还能死撑一阵子.

personally i quite don't get those "first hand new" addiction. compared with
paying $500+ monthly on mello roos, i won't mind taking a nice location n-
hand good quality house and spend those $$ on remodling.

I saw a house, which has only 12 or 15 years of MR left.. which is not too
bad...
It all depends.

IF it is an efficient market, MR is already priced in.
whether the MR you are paying are worth the services you are getting is a
different question.

到哪里去查某一个房子的Mello Roos年限呢?这个年限是不是在地产商建房是就定好的
?Google了一下, 说是等发行的债券付完了就没有或减少Mello Roos了, 但问题是一
个普通购房者很难知道要到什么时候付完债券, Agent也未必知道吧?

Buyer agent certainly knows if he/she is buying the house for him/herself..
when representing you.
From the seller part, is this part of the disclosure?

search by parcel number, then call the phone number listed for each Mello-
Roos district

you have the option to pay off the MRs early to save on interest, because
they are essentially bonds.

Tried to call for a client to see why in the same community, the sewer fees
were different on the tax bill (same exact model), never heard back.

mello roos will certainly decrease the price of the house. So the market
price for the house with high MR is lower than those houses with low MR.
Whether you want to pay more to Mello Roo, or you want to pay more on
mortgage, that's equal to a question whether you want to use the money in
your left pocket or your right pocket.
For example, if Zhangsan buys a 4s new house with $500/month MR, that's more
than 3000sqft. If Lisi buy a same size house in penasquitos, it costs at
least 100k more on price, also the house is at least 15 years older. If you
calculate the mortgage on the extra 100k, 30 years, 4.5% interest, each
month, Lisi ends up paying $500 more on mortgage than Zhangsan. In addition,
100k more on house price means 1k more on property tax which transforms to
$84 more monthly payment.
30 years later, both Zhangsan and Lisi own their house without mortgage.
Zhangsan may need to pay MR for extra 10 years, but at that time, he at
least already enjoyed newer house for 30 years than Lisi.
The experience is definitely different between living in a N-year old house
and a N+15 year old house. I personally like houses built after 2000 because
the ceiling is higher than old houses.
Certainly Lisi's extra interest payment is tax deductible. But with
everything considered, the 4s MR is not as bad as $500 looks like. The real
difference brought by high MR is really small.
Talking about Del Sur, the MR is even higher. However, you can see with very
nice floor plan, the house price is much lower than 4S. So the market has
found its way to compensate the high MR.

buying a house, especially as your primary residence, is such a personal
experience, that it is not supervising that people arrive to different
decisions when all things are considered.
the problem with MRs is the uncertainty. it is a long term commitment. you
pay high MRs up front with the hope that it is worth it many years down the
road. but things may not work out as planed.
take PHR in CV as a perfect example. how many years have the residents been
waiting to have a school, a park, a shopping center, etc.?

cv 的phr 现在就可以走路到新高中. 小学已经在找公司设计了. shopping center 也
要开始建了.
不过买新区确实有风险,如果入住率不高,配套设施就不会建。不过,这对cv不是问题
,因为太多人想住进了。

这个高中已经在那儿了,你可以自己开车去看看。我一个同事住在那儿。他家老大就自
己走路上学。
至于小学,你可以给学区打电话问一下。我有朋友问过,说是开始找人设计了。

好像新闻里提过,你要不google一下。这些都是我正在买房的朋友告诉我的。
