Director- LA
Requirements:
1. Bachelor’s degree in Human Resources, Business or equivalent
preferred.
2. 15+ years of HR experience with 5+ years in an HR director role
required.
3. Professional certification such as PHR, SPHR, SHRM-CP, or SHRM-SCP or
other HR Certificate program is highly preferred.
4. Excellent English and Chinese written and verbal communication skills.
Responsibilities
1. Recruiting employees we need by reviewing resumes and identifying
appropriate candidates, interviewing with candidates and recommending
appropriate candidates to relevant principals for interviewing.
3. Establishing human resources development and management strategy
including effective key performance index system, an incentive system,
employee relations management and company culture construction.
4. Reporting to CEO and finishing other work assigned by CEO.
5. Communicating with HR general manager at the headquarters of our
company.

Job title: Director of Investment – Los Angeles
The Director duties will include
(i) Underwriting potential acquisitions by analyzing market conditions,
completing due
diligence activities and creating pro-forma assumptions,
(ii) Determining financial status of existing investments by comparing and
analyzing plans
and forecasts with actual results,
(iii) Providing analysis to management by assembling and summarizing data,
preparing
reports and making presentations of findings, analyses, and recommendations.
Responsibilities
Research and gain familiarity with target markets and tour
competitive market area
properties
Develop business plans which include current year’s operating
budget, market overview,
current valuation, oversee capital spending and so forth
Assist in the coordination, preparation, and presentation of
investment proposals
Develop appropriate measures to manage development risks
Apply standard analytical processes to determine whether
opportunities meet or exceed
the company's investment criteria
Ensure full disclosure and verification of all details about the
property and the transaction
by completing due diligence activities including: obtaining, scrutinizing
and confirming all
diligence documentation such as third party reports, market analysis, rent
surveys, and
completing property inspections, lease audits, CAM reconciliations,
maintenance audits
and tenant interviews, and walks competitive properties
Provide analytical support for the acquisition, planning,
development, construction, asset
management and financing of real estate projects
Will be responsible for managing investments in the portfolio
Perform due diligence analysis on prospective real estate
transactions
Analyzing opportunities and risks inherent in specific sectors and
markets
Creation of valuation analysis, including creation of complex
financial models
Qualifications
A minimum of five years of related real estate and asset management
experience
required
B.A. in Business or Real Estate required. An advanced degree is
strongly preferred.
Must be able to work independently while still functioning well in
a team
Keen attention to detail and the ability to manage to aggressive
deadlines
Strong quantitative skills and high proficiency with Microsoft
Excel are required
Project management abilities
Highly organized; attention to detail and excellent follow-through
Positive attitude and very strong work ethic
Advanced computer skills using Word, Excel, and Outlook
Strong interpersonal, negotiation, and communication skills
