现在, 我们的代理给我们列出了closing cost list. 哪位有经验的可否帮我们看看是
否合理。
loan origination fee: $2050
appraisal fee: $431
tax related service fee: $65
processing fee: $395
underwriting fee: $425
administration: $200
closing/escrow fee: $400
recording fees: $200
city/county tax/stamps: $147
early issue title insurance: $417
property tax: ~$1500
total: ~$6400
这些费用都需要我们付吗?从表中, 卖方和贷款方都不需要付任何费用吗?另外, 我
们是在oregon state。 如何才能知道这些费用是合理的呢?

loan origination 是1%吗? 有一些agent是可以waive这个cost的。其他的好像还正常。

the total cost for the closing cost without property tax is around ~$5000. I
feel this is quite high but I do not know which part is overcharge. The
originiation fee is 1% loan amount but later they told us the minimum charge
for originiation fee is $2000. Is this reasonable?
If anyone have some experience and advice, please give me some advice and I
am waiting on line to see the update.

你的rate是多少?如果不是特别低的话,换个agent吧,loan origination fee其实和
买点差不
多,都是agent挣的钱,换个名字而已。如果不想换agent的话,我好像听说买点的钱是
tax
deductible的,loan orgination fee不是,和agent商量一下看能不能把origination
fee
写成discount point,反正对他/她应该没什么区别。

问题在于你的利率是多少……
有些agent把买低利率的钱打在 loan origination/application fee 上。
如果时间不急的话,货比三家最划算。

Our rate for 15 years is 4.5%.

"Loan Origination Fee" is deductible, as long as you're paying the points to
buy (not refinance) your principal residence.
The term "points" is used to describe certain charges paid, or treated as
paid, by a borrower to obtain a home mortgage. Points also may be called
loan origination fees, maximum loan charges, loan discount or discount
points.

15 年的 4.5%,看来利率不低。
不过最近没有看利率,不知道有没有回升。
一个月前看的30年利率,也就是5%。

大致看了一下,4.5% 至少是没有buy down rate的。
换句话说,$2k loan fee 吃水太深了。
