标 题: 帮忙看看这个mortgage broker靠不靠谱

在NYC,上个星期mortgage broker报了一个30Y Fixed 4.125 APR
这个是不是很高?我看板上怎么都是3.75或更低?没有point, no origination fee.
他解释说因为我FICO 700要加0.75point, 20% downpayment on condo要加0.75point,
所以折合成APR就是4.125左右。他说如果我愿意的话可以多出点rate拿1%的point来
cover部分closing cost(我现在钱只够付closing,不想之后一点存款都没有).
另外他给的GFE closing cost大概是13K (490K condo, 20% down)

why dont you reach out to more agents? get comparison.
in my case, we worked with two agent parellely, one from wells fargo, one
from bank of america, these banks approved this building previously, meaning
there are similar units got loan from these two banks. at the begining BOA
offers better interest rate and lower downpayment and less paperwork, we use
BOA to negotiated with WF, and at the end WF came down and with less
paperworks. we went with wf. only lose here is the one extra application fee
we did not accept the offer from.
you have to talk to more than one bank. different banks have different
vision on real estate. some prefer condo, some prefer house. it is not your
problem. you just need to find the "right" bank. |

urs are 4.125 apr for condo, very good

interest rate. You choose the best deal. If you haven't signed anything, you
don't need to tell.
Closing cost is that low? maybe for condos..

I think it is the same.
