这样会造成同样面积,卖给多个人share比卖个一个人 总金额高
就如同大面积的房子单价往往比小面积的房子单价低一样。

NYC的这种multifamily,基本都院子极小,房子间间隔极小,环境都不怎么样.
住这种,跟condo区别不大.

family house? and how many families live in SFH? yes. there is only one
owner for a 2/3 family house but they did not buy it for theirselves to live
. they rent other parts out. unit price is cheaper for 大面积的房子 than for
小面积的房子. and also because of the demand and supply in the market -
there are more people with less net wealth who need living space too.

同面积,1家地税比 2/3 家便宜。1家可以改 2/3 家的,政府收一大笔。加上这些格外
的,价钱差不多。 |

庭房子出租收入要高。
只要出租收入高,自然房子的价格应该高。
所以你可以撇开是一个人或者两个人买来看。仅仅看投资收益率。
房子价格本质上是和投资收益挂钩的。当然也有其他一些因素。但是从大市场上看基本
是这样。

commercial mortgage is not defined as the size of house/room. it is a type
of property but not a type of reason to buy/sell it. on the other hand,
rental is a kind of reason.

Most of early built single family houses are Victorian style. Over the years, a lot of these had been converted to two-three family houses. Single houses with big lots are considered luxury houses in the city...LOL..
