Summit这个town情形比较复杂，最好找靠谱的local代理，并且自己作充分了解。

Height. A very nice and professional person, and very familiar with Summit,
Short hill, Berkley Height areas. He will show you the house plus the
neighborhood carefully. The downside is if you follow him to see houses, on
average, you will not be able to see more than 4 properties every day, since he
always shows you around the neighborhood of every house.

Zillow, realtor etc. Some popular houses are actually under contract
before they are posted online.

以前没有internet的时候，信息不流通，一般人比较难直接找到properties on the market. 现在，有internet，seller 恨不得一下子让全世界的人知道。
如果楼上是专业的agent，可不可以稍微详细点介绍一下这样的case？ |

that though the economy was bad, good properties at good locations or
school districts would still be popular, which often receives several bids
at the same time. If a house has been on the market for more than 30 days,
but still active, then usually the house is not good considering either
location or internal structure.
You are right that sellers hope all people know their properties, but agent
systems are instant after properties are list, while Zillow etc. belong
third parties, which need processing cycle after the listing requests/update
are received.
I am look at properties at Florida at this point, so I might give an example
there. This property on zillow is still alive
http://www.zillow.com/homedetails/9481-Highland-Oak-Dr-UNIT-160
but my agent told me that this properties was sold on March 2, right after
the price change, and closed on March 9.
这样的case 会很多吗？特别是在房市不是太景气的现在？

gsmls对于agent的界面友好多了，非常好用，而且信息齐全，令人更加痛恨这些
垄断的mls/agent系统。
