If you have 50K parking in your bank for a 1-2% interest, and I told you I
would like to loan the money and pay you 8% interest with an increase of
interest rate at 0.5%/ year with a cap rate at 12%. (8% year 1, 8.5% year 2
, 9% year 3). I will to pay all of you principal back at the end of 5 year
and may do so even earlier. What is your major concern that I can mitigate?
