When: Purchased this Townhome in 2011
Background: Relocated to DMV due to work (First job after securing the Green
card). 我们小中产, this is our first real estate bought at the greatest
timing because it was the best time to get in and purchase properties If we
think back now.
整体而言Good. 房子的Overall characteritics:
1）Great location，去哪里都近，离工作 15分钟，Walking distance to a super
big shopping mall在几个小型城市的中央，换工作也没有commuting的担忧。About 5
min driving distance to the great landmarking Costco, StarBucks, and 99
Ranch super markets. Walking distance to a local Lake.
2）Neighborhood is OK though not the greatest area. The local town is the
Number 1 city with highest population of immigrants from other countries.
Demographics works for me. 我们是在那个居民区的老房子，围在我们老房子周围的
都是30~40年的房子，there is a nearby elementary school。绿树成荫傍晚很多小孩骑
车玩耍。 艳羡Bethesda/Potomac 的豪宅，摸摸钱包想想自己的能力，我也就非常开
心的接受了老房子.
3）学区分数不高. Town has 6~10%的亚裔，还有其他background (White, Hispanic
and black took the majority)的人，这个让我感觉很好。Since I did not have to
consider Schools, location and living convenience are major consideration
factors for me.
4) This is a foreclosure property and the house was in a really bad shape (
Non-livable condition). It had to be a cash deal – I was able to land the
deal with a little less than the asking price and settled it quickly.
5）Very old home，about 40 years age. However, the bare bones, Gas system,
roofing, HVAC and electric system are in good shape. There were a few
observed molds on the drywalls - With an inspection report confirming no
serious foundation concerns, a decision was made quick and deal secured
right a few days after offer submission.
6）便宜，在以上的基础上还便宜（10万). Even with additional $50K reno. cost，
total cost basis is very affordable with approx. $150K for a 3 bedroom and 2
.5 baths townhome. 老点就老点忍了 – It does look like new after the
renovation.
7) This TH was used as my net asset to obtain an HELOC (Home equity line of
credit) later as my primary residence. It offers down payment fund for later

简介：许大钧老师一家如果还不买房子，那日子简直没法过。楼下小商小贩大声吆喝着
折腾到半夜，直接影响到儿子小军的休息和学习成绩不说，媳妇王芳华都觉着这大半辈
子跟着老许憋在筒子楼里亏得慌。趁着学校打算发放住房补贴，老许和媳妇商量，拿手
里的十五万存款，加上学校即将发放的十万，在三环边按揭一套90平米的房子。 家庭
重大决策一经做出，老许全家总动员，集体看房。从三环看到四环，从四环看到五环，
老许觉得不能再退了，再退就要进山，那样的话，儿子将来上学不方便。可不退不行！
几个周末看房回来，老许就觉得这房价没谱。明明广告上写的六千起价，刚跟售楼小姐
搭上话，房价就涨了五百。售楼小姐说了，今天不买，明天还要涨。 售楼小姐的话一
点没错。就在老许的迟疑和忧郁中，老许先前看过的那几个楼盘都蹭蹭地涨价。也就在
这个时候，学校校长召集全体老师开了一个短会。短会上校长说，在不违反国家政策的
前提下，学校发放的一次性住房补贴最高不超过五万，具体到老许这儿，也就三万块钱
。 三万就三万，现在不买房，说不定哪天学校换了领导，连这三万也没有了。老许决
心已定，忍痛卖掉手上的一套集邮册，拿着钱去一个叫重兴园的楼盘排队买经济适用房
。老许没有准备，以为拿着钱去交个首付就完事，谁知道那个队排得神龙见首不见尾。
连续两个晚上，老许可算知道买房的难、买房的辛苦。 终于轮到老许挑房了。教了一
辈子书的老许这次撒了个谎，楞是从开发商手上要了一套他认为一家三口够住的小户型
。然而，还没等一家人从欣喜中走出来，大钧妈因操心儿子买房的事病倒了。等老娘从
医院出来，老许觉得这房还是不能买，万一哪天老爷子老太太有个什么事，这手上应急
的钱还得有。老许这么想，也这么做。当老许把手上的经济适用房号卖了回来，老爷子
老太太在二环内的平房院终于等来了拆迁。 一年后，老许一家五口住上宽敞明亮的新
房。新房周遍的环境特别的好，楼下就是整齐的田畴，不远处就是如黛的燕山。
