occurred due to projects including but not limited to fix, repairing,
improvement and remodeling. Should the buyer wanted to perform any work onto
this house during or after the transaction, the buyer is required to report
the seller in 48 hours and obtain permission from the seller in coming 24
hours.

repairs in the future" is the same as says "this person shall never die in
the future". Not going to happen.
It is possible to specify in the contract that within certain time period
something would not need to be repaired. It is not possible to assert that
something would not need to be repaired indefinitely. Such clause is not
enforceable thus would be invalid.
