发帖数: 756 | 1 agent说找别的银行是不会贷款给我，只能找wells fargo。原因是房子没有完全盖好(只
卖了一半），别的银行不行（因为要转卖出去），但是wells fargo可以，因为他们放到
一个portfolio里。这话靠谱么？
如果我只能找wells fargo，那利率什么的是不是就没什么讨价还价的余地，而且这种形
式的贷款和一般的贷款利率是一样的么？
有人有过类似买新房的经验么？多谢 |

1、Legal phase (phase 1, phase 2, etc.) must be substantially complete which
means the unit and common elements in the building where the unit is
located are complete except for the installation of buyer selected items in
the remaining units；
2、At least 70% must be sold or under contract to be sold in the project or
subject legal phase.
如果上述两个条件都满足，则会有很多lender可以做它的买房贷款。

condo, 特别是开始phase.

发帖数: 236 | 8 如果第2项条件达不到，就意味着Fannie Mae不会买你的贷款，大部分市场上的lenders
都不能做，但其它的portfolio lender可以做。你可以多打听一下，也可以先找Wells
Fargo做，以后再refinance。
