tiles and grout will also crack. I need to get a floor guy out to take a
look at that and give me a repair estimate.
总结就是 ，浴室的瓷砖碎掉了几块，subfloor也要从新弄，浴室非常小，我们从来没
在浴室地板上订过东西之类，也没有蹦跳，曾经有过一次马桶堵了，漏一点水在地板上
，也是迅速就擦了。
不知道为什么磁砖有裂缝
请问这种情况，是要我们出钱修吗？

楼梯比现在干净，现在房东抱怨，我想请问，这算是 normal tear and wear 吗？ 大
家租房子，每年都可以免费让房东给清理地毯吗？
房东手上有我们 1300美金，他说要找人评估，包括 浴室地板，地毯之类，我担心会罚

你又住3年，可能也差不多了，房东可以charge你地毯清洁费用，但不能让你出换地毯
的钱。浴室磁砖也不太可能赖上你们，如果磁砖不是掉东西砸坏了，那很可能是结构问
题（地面受潮，挤压，变型等）因为不论租户怎样不当使用，都不可能使得grout chip
out, subfloor not even。相反, 正是因为地面变型使得subfloor not even and
grout chip out. 这样上面的tiles松动，人踩上去才会。房屋结构问题是房东的责任

虽然算不上是好朋友，感觉关系也还可以，想不到最后是这样。
还有，有几次我没注意，炒完菜，准备炒下一个，锅热着就去洗锅，把锅放在水池，把
白色的塑料水池弄出了 黑色的圆圈印子，不知道大家有没有这样的经历，印子很淡，
但是能看见，房东在email里提到了，这个是不是我们也要赔？

如果房东黑心要扣很多钱，那就小额法庭上见，法官一般都会偏向弱小的一方
法官天天处理这样的，轻车熟路，比如水池子烫坏了，你也承认了，那么100%扣
你的，其他乱七八糟的房东要是想黑你头上，法官不是三岁小孩，没那么容易。
很多州的法律规定30天/21天？之类必须退押金/给最终的收据，你就等着看，要是房东
这一条违反了，跟楼上说的一样，去法庭告他，够喝一壶的

我不知道toilet valve 坏了，toilet valve就是那个冲马桶的那个金属链子连着的橡
胶吧，我们用的时候没有问题，没有听到哗哗的不断的水声，也没有漏水到地面上。说
漏水到subfloor引起的损坏，话说，如果明显漏水到地上，我难道看不出来吗。

房东写信催我们的决定，我没有忍住给他回信说 不是我们的责任。
I only accept reasonable cost and I totally disagree with the tiles charge.
Here are the following reasons,
1. you mentioned "we broke the toilet valve", I guess the toilet valve you
mentioned is "shut off valve", it is made of metal, and there is no way and
no reason that we can break it when we use toilet.
2. If there is any obvious leakage to the floor, through the toilet valve,
there will be water on the floor, and we definitely would ask you for repair
. Since we can not see water on the floor and do not see any leakage, we
cannot inform you and predict tile will broke.
3. I once noticed water dropped outside the house from under the toilet but
I cannot see the water on bathroom floor. If you remember. I reported to
you about it long time ago, and you fixed it. Therefore, if it is the reason
of the leakage you mentioned which leads to tile broke, I am not
responsible to it since I have reported to you for repair.
4. As for the the reasons of tile and grout broke, as well as subfloor
uneven, we have consulted our friends and did a lot of online search. Here
are a few websites about grout cracks`````,
