插个题外话
好像阿三都很喜欢自己卖 以前陪agent看房的时候 也是一个阿三sale by owner 的房子
我看roof都快不行了 再进去一看 好嘛 墙尼玛是咖喱色的 味道就更别提了 阿三还一
口一个我的房子好 我赶紧拉着agent往外跑 agent客气的问她需不需要listing agent
阿三马上来了精神 一口一个这好房子可是要自己卖的 而且根本不着急卖 云云 意思这
样能省不少钱 想赚老娘的便宜没门 |

房子好，卖家的房子在MLS上也列了，自己还弄了个网页。open house弄的井井有条，
去的人不太多也不少。我给了 5%高于list price的offer 还是没有抢到。
说到底，还是卖家自己还是要房子好， 市场好，自己再做额外的工作，毕竟天下没有
白来的$.

but please hire a seller agent to do that for u. The seller agent is the
person who can save your time.
All buyer agent just forward email, but seller agent can open the door for
you.
The best way to judge an agent good / bad or not is to go to her website to
check out how many houses can she sell in a year? 10+ is the best.
You can also try open house by yourself for a week or so, if not sold, then
give that to an agent. You need to pay about $500 or so to list it on MLS.

市场价低啊。
好处是，人家现金买房，很快就成交了，也没有检查房子什么的。
其实我知道，她的房子有些隐患，她不敢在市场上卖，怕买家挑剔，就便宜点卖给投资
人了。 |
