从来没买过房子,很多手续都不清楚,找了listing agent给了offer,房子是很喜欢的
,市场价格也上来了,所以几个月前下的offer能通过也很意外。现在不知道下步要注
意什么,恳请过来人提些建议:
SELLER CONCESSION: $3800.00
COMMISSION: 6% MUST CLOSE ON OR BEFORE: 04/26/13***
DEFICIENCY WAIVER: Yes, deficiency balance has been waived*****
ITEMS NOT APPROVED: $600.00 closing fee
ADDITIONAL NOTES: We were able to obtain a seller concession (paid by the
bank) in the event closing costs were cut. We are giving your buyer $3800.
00 to pay for their closing costs of which will include $600.00 to be
deducted for our closing fee. This means your buyer will receive $3200.00
to cover any other closing costs associated with the loan on the closing
date****We will need an addendum signed by all parties stating that they
buyer will receive $3800.00 seller concession (paid by the bank) and will
assume $600.00 of the seller’s closing costs.****NOTE TO ALL PARTIES:
please sign the attached Arms Length Affidavit and forward to Cindi Moore
prior to closing – Mr. Dufec also has to sign the Contact Information Page,
completing the form, and signing where it says Borrower 1 and date and also
the Arms Length. Both Real Estate Agents must sign the Arms Length
Affidavit as well.****
Sell concesion 是不是卖家出,打到closing cost 里面?同时6%的commission也是卖
家出?我们只管我们出的价?因为房子还没有做inspection,当然房子很新,卖家也重
新粉刷过,看上去应该没有太大问题。我们是不是先去做inspection,但就是不知道万
一有问题卖家还管不管。同时是不是拿approval letter去找钱?下面还有什么陷阱要
防着,同时有啥好处能争取一下?谢谢!

都是卖家出。
SS一般都是as is,可能白蚁和氡气如果查出来他可能管,其他应该不管,问你的银行。
inspection一定要注意 。

多谢!inspection有什么大项要注意?小的就算了。房子是07年的,估计问题不会太大
。agent说seller concession是很少见的,有2%, 是不是就不要问她要rebate了?

大问题当然是结构,新房也不代表结构没有问题。另外放了一冬天看看有没有漏水啥的。
新的房子好处一般都按照code了,但是一般都是minimal code。

structure and leaking.
Your agent, if not dual agent, should get 3% of commission from the bank. I
don't think your agent has to pay any of the seller concession. (which means
you can ask for rebate)

的。
我们这边基本没有冬天。和inspector联系好了。不知道termite inspect 是不是一定
要做。另外agent说批mortgage前一定要先买保险,但是hoa已经包含了external的保险
,其他的保险都有哪些是必须的?

Thank you for your reply.
For ss, I have to use listing agent. It is not common to ask for rebate in
FL. Since I have already got 2% seller concession, I do not know if it can
be
considered as rebate from the agent. She said it is a surprise.
