又研究了下纽约买房平均38XX，我们这里房价在纽约州算中等偏下，我买的房子的目标
价格也在这个地区算中等偏下，估计贷款3000？如果不贷款还能减个1000-2000usd

insurance, escrow, 还有 5k credit towards buyer's closing cost. 本以为可以用
这个credit 来叫seller 修东西，但银行不准，也不给cash。只好整年的property tax
, hazard insurance, 所有的inspection fee 都打进 closing，外加买了三年的
premium home warranty, 才把那 5K 用完。 最后close时，应该只付purchase price
就好了。 然后再花个 2K 修修补补。 总算明白为什么人说 short sale 水很深。 |
