你们看房子的时候应该看到了，不给修也不愿意降价。很不爽。
这空调的问题到底多严重？卖家给买个home warranty cover一下是不是很不保险？空
调要是寿命到了，换一下好像挺贵的，小一万了。

哪些维修项目是只有inspection后才能明确的，把维修费用作价，建议双方各付一半，
看行不行。
另外，同意上面讲的，home warranty基本没用。 |

一堆小毛病都修好，估计也要小2000了。当时自己的agent说这些小毛病一般seller会
给修，结果seller agent相当强硬。真要算上换AC的费用，奔1万去了。

location算是最满意的了。第一次看觉得还不错，第二次仔细看发现毛病不少。

不过就想上面其他人说的，为了个坏空调不要一个好房子就不值得了，如果很满意房子
，就得忍了，比如南加州现在卖家都tmd很牛b了，烦死了，不知道你们哪里如何。不过
不爽也没有用只能忍。

Leaking coil ? Weak blower ? Rusted wiring ? I mean most elements of your
HVAC can be serviced to a certain point, even a leak can be solder repaired.
Just because the inspector thinks the unit's bad doesn't mean you have to
throw it away. Get a HVAC service guy to take a look.
If things like the dishwasher or the stove's not working, asking for $500
credit's normal, but asking for a new AC unit is pretty much = cancelling an
Escrow. Unless of course the house has been on the market for a 6 months,
and you are the only offer, then you can ask for the sky.

Anything that can be viewed as an upgrade, my seller does not want to give a
dime and remind me again and again they have multiple backup offer. No GFCI
and not even willing to help with rework the washer drain, which does not
suit mordern washer and they use the sink for washer draining.

always be new things you discover which bothers you. For example, Windows to
be replaced with Low-E, dual-pane (easily costs > $3000), Backyard concrete
cracks, sprinklers not spraying straight, garage needs work, blah blah...
If you can't look past a less than optimal performing appliance, then you're
gonna be in for some real heartaches after your escrow closes. |

为漏水把房顶弄湿了，最后很快修了，我估计是evaporator那块漏了。
找inspector看房子的时候，测了空调，跟我说这空调不work。其实空调还是能降点温
度，可能效果很差。现在很怀疑这个AC还能撑多久，德州这里夏天空调的重要性不用提
了，如果不work了肯定是要换的。

如果是豪宅，或者是像加州或者NJ那么火爆的房市，这些问题肯定都不用考虑了。

specialist to do an inspection of the AC unit and quote a repair cost ?
Perhaps the leak can be properly repaired and coolant to be refilled. Then
you could ask the seller for a much more reasonable credit with quote to
back it up. Worst comes worst, you're out another $50 if you walk away.
Btw, if the AC is on the roof, you probably need to add another $1000 to the
replacement labor cost.

看来还是找个HVAC technician看看，大概会要多少钱。
