I. Structural Systems
A. Roof Covering Materials
^: The flashing is lifted under the window on the left roof slope. Nails
tend to back out over time,secure lifted flashing as needed.
X: Cap observed on plumbing vent pipe at roof level above master bedroom.
Vents pipes should be open so waste lines drain
properly and to vent sewer gases to the exterior. Consult qualified plumber
or roofer for evaluation to ensure that vent pipe is
properly connected to waste lines prior to removing capl.
B. Roof Structure & Attic
X: The attic doors should be secured with (16d) nails or lag bolts not
screws.
C. Walls (Interior and Exterior)
X: Gap noted around the range vent cover on the exterior wall needs to be
sealed. An on going maintenance routine is needed to
keep building materials sealed.
D. Ceilings & Floors
^: Signs of previous ceiling repair around kitchen vent, area was dry when
tested with a moisture meter. Continue to monitor for
signs of on going activity.
E. Doors (Interior & Exterior)
X: Dead bolts on exterior doors should be keyless, manually operated
hardware in the event of a fire or other emergency.
^: Pet damage noted at weather stripping and along the trim/frame of rear
garage pedestrian door.
^: Recommend caulking all door casing down to the thresholds to prevent rot.
F. Stairways (Interior & Exterior)
X: The guard wall is loose at the top of the stairs. Guard wall should be
secured to prevent further damage. Recommend qualified
contractor for further evaluation and suggestions on repair.
II. Electrical Systems
A. Service Entrance and Panels
X: The main service wires are aluminum and are not coated with anti-
oxidation grease as required.
B. Branch Circuits, Connected Devices, and Fixtures
X: The smoke detector is inoperable at the top of the stairs.
III. Heating, Ventilation, and Air Conditioning Systems
A. Cooling Equipment
X: The large coolant line is not fullyinsulated in the attic as required for
system efficiency and to keep condensation from dripping
below.
B. Duct System, Chases, and Vents
X: Media filter is dirty and should be changed annually (or more often if
needed). Remove conventional filters when media filter
present. Over filtering the system can cause undue stress to the unit.
X: The system is not adequately delivering air throughout the house. Some
rooms are cooler than others and air flow appears to
be restricted at upstairs ducts/registers. Kinked/folded/compressed ducts
were observed in the attic. This condition can greatly
reduce system efficiency and should be corrected. Recommend the system be
evaluated, serviced and balanced by a qualified
HVAC specialist.
IV. Plumbing Systems
A. Water Supply System and Fixtures
^: Hot side bath tub supply line 'whistles' during operation in upstairs
bathroom (near the game room). Repairs may include
simply flushing out shower head, valve cartridge or replacing worn washers
in valves or diverter.
V. Appliances
A. Garage Door Operator(s)
X: Automatic reverse inoperable or needs adjusting.
VI. Optional Systems
A. Lawn and Garden Sprinkler Systems
^: Sprinkler heads along the curb leak at their bases and may be loose;
secure and tighten the heads to prevent water loss |
