房子是自己找的，builder 卖的新房，cash offer, 已经和list agent谈得差不多了。
递offer 的 paperwork，list agent会准备。
做完inspection，如果没什么大问题，就准备close了。
请教在close之前要准备好哪些文件？cash应该通过什么方式转给seller？

为啥不自带agent？
现在listing agent变你的buyer's agent了，这个agent可不会为你考虑。

发帖数: 650 | 3 因为我们自己找的房子，又是cash offer,没有贷款的麻烦，buyer agent的作用就减少
了很多，只需要最后处理点paperwork。
我们本来有一个buyer agent，要3%（我们这个州agent给回rebate给我们是不合法的）
，没觉得他为我们在考虑，办事不得力，根本不会讲价，每次就说seller要的价钱合理
, 想要我们多出钱，也没有能力去促成交易。后来不用他了，试着去和另外几个agent
谈，看他们愿不愿意 1%－1.5% 给我们做paperwork，最后都不了了之。
buyer agent的利益本来就和seller是一致的，有几个能为buyer考虑啊？
这次看了房子之后我们直接就和list agent谈了，所以现在这个房子没有buyer agent
了。

the listing agent gets both side and not helping you to do anything. Good
for him/her! You don't have an agent for you, but the seller will still pay
for both sides.
