最近在报税,在网上发现了这个文章,觉得写的很有用:

不过,我自己还是有些地方不太明白,如果有相似经历的兄弟,大家可以讨论一下:
1:我收到的1098中box2的points为0,
我查了下loan document的HUD,上说:
origination charge: 10,050
Credit or charge (points)for specific interest rate: 11,550
your adjusted origination charges: -1,502
是说我的贷款因为自己没付其他费用,rate自己带的credit cover了贷款费用,所以总
的points为负数,这样我的1098表里的point是0么?
最近听朋友说他的也是做的no point no fee的贷款,但是1098表的points写着有好几
千,不知道为什么和我的不一样。

2:文章里面提到Seller Paid Points作为buyer也可以deduct,但是没提是什么条目,
怎么看哪些seller付的可以deduct呢?

case by case。IRS收到一份1098,你报一份1098,你按你的1098填才能跟IRS对得起来

Your mortgage interest and property tax could be used in schedule A to
arrive itemized deduction (instead of standard one).
If your origination point is less than credit, theoretically you could not
deduct your origination point at all since it is covered in full.
If this is your purchase point, it could deduct immediately. If this is
refinance point, it should be amortized (equally) across the life of the
loan.

多谢!我的情况应该就是这个,lender给的credit多于origination charge。不过不知
道为什么同学的points是好几千,他也是no points no fee的贷款啊?

你说的对。我们现在就是纠结这个box2的point=0,希望弄清楚就安心了。
还有一个新发现,有一项1098里没有的,但是那篇文章里提到的,叫“pro-rated
property taxes”,就是从买房开始到结束的大约1个月的时间里,付的房产税,这个
也可以抵税,但是没有在1098里反应,因为这个是seller以credit的形式付给我们的,
根据文章中提到的seller paid也可以作为buyer的deductible,我觉得这个也能算进去
,但是1098里没有这一项。不知道理解的对不对。

这些钱你没付吧?别人付的?应该是这些钱别人用来抵税了?
