现在看这种写法太模糊了。 然后我的realtor 就和租客的realtor 在email 里打起来
了， 对方咬定说50以下他们付， 修理费用超过50全部由我们付（这次我们应该付120
）。 我的realter 和tenant人都还不错， 我也不想纠缠，我就全付了这120.
费用虽然不多，就是想搞清楚，一般租房子，修理费用到底有没有这种惯例， 低于50
的租客付，高于50的部分房东付。

发帖数: 471 | 5 $50 is like a insurance deductible, so tenants would not try to go crazy
with repair requests, because they are out of $50 everytime as well.
So it kind make sense that way.
Landlord is suppose to provide essential amenities to make property
habitable, like heat, water, etc. Appliances like washer/dryer, etc are
like extra amenities, so it needs be outlined in lease which are extra
amenities that landlord do not have to repair.
It's best to work with your tenants and see how frequent they want repair.
If once or twice per year, let it go and you both will be happy. |

you should just feel lucky that the tenant was telling you the faucet is
broken. If they don;t tell you, water leak may damage the condo ven more.
I tell me tenant to tell me if there is anything needs to be fixing right
the way and I will take care of it..

如果 damage 是租客导致的，100% 由tenant付。
有时很难决定damage是谁导致的，所以这个 “first $50”给房东一定的保障。
