rate会比现在这个高一点,但是平均一下我觉得还是no cost划算,
我们当时closing cost三千多我都没从,;)

30-yr fixed 是从头到尾利率都是固定的。 5/1ARM的利率大概比30-yr fixed低1.5%，
风险在于5年后利率的变化。5/1ARM 的 payment 要比 30-yr fixed 的低

search and examination is about $2800, attorney fee is about $900. You add
the lender fee, appraisal fee, survey and recording fee. It will come up
about 6k. Prepaid interest and escrows are not closing costs. |

我刚做的refi, 5y arm 2.875% no cost.
现在的term比前两年差太多了，过去说5年以后每年最多涨2%，现在是5年之后无论当时
利率如何都至少涨到3%，最多5%。

发帖数: 1233 | 13 在加州， closing cost/fee 包括 lender/bank fees, appraisal, escrow (like a
middle person helps buyer & seller to transact the purchase/sale), title. 在
别州还有 attorney's fee, survey, etc. 加州的 closing cost 大概1-1.5% 吧，每
个州都不一样。

no point, 35 days lock, lender fee $695. We can close a loan within 3 weeks.
