~4.5% and this rate goes up and down w/ the prime rate. 30-yr fixed is ~5%.
It's a trade off--using short term benefit (lower rate in the next 0-2 yrs)
vs long term **guaranteed** savings (near record low interest rate on 30-yr
mtg).
if your time horizon of owning the prop is short, say 0-5 yrs (particularly
investment prop), go for it. the odds favor you. anything longer, it's the
opposite in my opinion.
