随便找个理由，inspection一般会有很多问题，如果全部让他修，估计seller绝对搞
不下来，比如什么窗户漏风什么的，房顶有点小破口，墙上油漆有问题，地下室有小
霉斑．你把inspection report给寄过去，然后说全部要修到你满意为止．如果
inspection report上东西不全，就再找一个人inspect，直到发现无数问题为止．

inspection contingency",仔细阅读，一般可以发现"if inspection found major or
serious structural ... defects"，什么叫serious,什么叫major，简直就是打官司最
好的材料。所以只要你做inspection（当然不能用agent推荐的inspector)，总会发现
问题的，比如发现了小霉斑，你号称你对mold过敏，这就成了serious defects乐，如
果seller不服，那就法庭上见。打官司期间房子不可以卖的，seller就跟你耗着吧，这
种官司简直就是seller的噩梦，根本扯不清楚，耗到最后，大概seller最多拿你的1000
块。

structure了。
我觉得你过去可能太信任agent了，必须知道buyer agent是buyer的敌人，因为buyer
agent的任务是劝说你出高价，这样才能够更快的成交，他才能拿钱。同样seller
agent是seller的敌人，有时候反而是buyer的朋友。

般合同里会写几天之内做inspection，并且可以以inspection有不满意的地方为理由退
出。
赶快看看offer（也相当于合同），别错过了时间。

The attorney the agent recommend definitely won't do 1, it also has no
interest in doing 2 and 3. The only thing the agent recommended attorney
wants to do is to make the agent happy by making deal go through as fast as
possible, and deter you from doing anything that is against the agent's
interest.

interest的情况不代表两方面就串通，而两方面串通的完全可以没有conflict of
interest。你说的是con job。跟conflict of interest完全是两个概念。干con job的可以说很多都没有conflict of interest，因为有的话程序上就会禁止他们合作。给你举个例子。你儿子参加什么竞赛，你不能当评委，因为conflict of interest。但是你邻居贿赂了一个评委。这个评委跟你邻居没有任何关系，这样他们之间就并不存在conflict of interest。看到没，con job跟COI完全两个范畴。
