款的时候lender agent说,这个保险不是必需的,看贷款人自己,等closing那天做决定,
想买就买.看起来像买家自己买似的. 合同上没有提到卖家要出这笔费用.没有经验. 不
知道其他有过买房经验的人都是怎么处理这个事情的? |

发帖数: 1889 | 6 In today's markent, owner's title insurance is normally paid by the seller.
It is not required, but you may still want to have it to ensure the title is
clean of liens and other unforseeable troubles.
You can ask your lender to give you a Good Faith Estimate (GFE), which
breaks down the closing cost. Here you can see whether you are paying it or
not. If you are not paying it yourself, one possibility is that you don't
have ensurance, and the other possibility is that the selling is paying for
it.
At the final stage you will have the HUD (i.e., settlement statement) and
then you can see clearly whether you have the insurance or not and who is
paying for it.
The above is based on my personal experince: I have owner's title insurance,
and it is paid by seller. |

如果seller给这个credit的话， 是不是buyer付lender's insurance也是正常的？ |

发帖数: 2712 | 9 没见过有seller付owner's title insurance的，都是buyer自己付的。
我的理解是，由于借钱给buyer，所以要求buyer 买 lender's title insurance以确保
lender对这个房子产权的拥有。而buyer自己买owner's title insurance是出于对自己
权益的保障。比如突然跳出个张三李四说这个房子其实是他的，拿个伪造的Deed来
claim产权等等。 |
